VILLA CASE D'ARNO
because my property is exclusive use, in case instant confirmation calculation is correct up to 8 guests with only 3 bedrooms 3 bathrooms, if you want extra bedrooms i must update price or you will pay cash when arrive the extra bedroom in the cottage, always you are alone without some one else in the house and pool.
The villa in the middle of 12 ha of organic crops and orchard. The location in the valley of the Arno, near the bank of the river, offers a beautiful view of the hills of the Casentino. The centers village of Poppi and Pratovecchio away ca. 3 km.
Guests have a Villa with Cottage. The restoration of the architectural complex, parts of which date back to 1800 and 1900, has allowed us to build a vacation home with a total of five bedrooms and four bathrooms on a total area of 220 square meters. available to guests, divided between the villa and the cottage. The residence is rented to a single group for the exclusive use with two different solutions:
The Villa can accommodate up to nine guests, has four bedrooms and three bathrooms, and covers an area of 160 square meters. on two floors. On the ground floor (80 sqm) is a large and bright living room with two large circular windows that overlook the beautiful landscape as if they were paintings, with two couches, a fireplace and satellite TV a dining table, chairs and kitchen with stove five gas burners, electric oven, extractor hood, fridge-freezer, dishwasher and various electrical appliances. In addition, there is a bathroom with a window, shower, toilet, bidet, sink, washing machine. The large bedroom with double bed and a single bed (or three single beds) has a darkened window with mosquito net and a darkened window, which has direct access to the outside on the patio. From the living you enter the hallway of the upper floor (80 square meters) via a wooden staircase. Here is a double room with private entrance via an external staircase, window blinds and a private bathroom with shower, toilet, bidet, sink. Another bedroom has a balcony and window darkened. The Cottage can accommodate up to three guests with a bedroom and a bathroom. It covers a total area of 60 square meters. and is on two floors. On the ground floor is the 30 sqm large living room with armchairs, wood stove, satellite TV, desk, dining table, four chairs and kitchen with gas stove with four burners, microwave oven, extractor hood, fridge-freezer and various appliances. You enter the hallway of the upper floor with a wooden staircase. Here there are a bathroom with window, shower, toilet, bidet, sink and a large room with window (darkened), which overlooks the beautiful pool and the hill where stands the medieval castle of Poppi. The room has a fireplace, a double bed and a single bed.
NOTE: This Cottage is only available in combination with the main residence.
For the exclusive use of the guests there is the large garden with a playground for children, table football, barbecue, table top, opportunity to seize spices for tasty barbecue, big trees to enjoy the shade and cool if desired in the days warmer. Your animal friends will join you and bathe in the waters of the Arno river flowing to the boundaries of the property. Around the pool there is a solarium with beds, chairs, benches and umbrellas. The large swimming pool 6 x 12 for relaxing baths has a ladder in the corner, indoor and outdoor lighting. The patio is equipped with gazebo, benches and a table for breakfasts and dinners.
The owners who live in a separate building on the same estate personally welcome the guests offering jams of own production. On request bread service (Monday to Saturday, with payment and purchase order on site).
The sea is approx Adriatrico 90 minutes and the Tyrrhenian Sea ca. 120 minutes by car. And 'possible to swim in the lake, which is approx 1.5 km from the town center of Pratovecchio or in the river Arno. The city center of Pratovecchio and Poppi are located about 3 km. Excursions can be made to the zoo park Poppi, the Sanctuary of Verna, the Hermitage of Camaldoli and the National Park Casentino Forest. Florence is an hour's drive, Arezzo and Siena is 40 minutes 90 minutes. From Arezzo you get to Rome by train in only an hour and a quick five minutes, so are possible day trips to the capital.

Accoglienza calorosa; grande disponibilità e flessibilità sugli orari di check-in e check-out.
Monica ci ha dato appuntamento all'ingresso di Poppi per poi condurci all'abitazione.
All'arrivo, la casa era già calda e abbiamo apprezzato moltissimo di aver trovato il camino già acceso per noi, un dolce fatto in casa e 2 bottiglie di vino locale.
Struttura perfetta per accogliere un gruppo numeroso (noi eravamo 13 amici!): ambienti comuni spaziosi e funzionali e un numero adeguato di bagni e camere.
La casa è in una tipica ambientazione toscana, molto tranquilla e isolata; permette di raggiungere in soli 5 minuti il centro di Poppi e quindi supermercati, banca e servizi vari.
Siamo pienamente soddisfatti della nostra esperienza e consigliamo vivamente questa struttura!!

Sehr schönes, überaus gepflegtes und perfekt ausgestattetes Haus mit sehr schönem Garten, tollem Pool. Tolle Begrüßung mit selbst gebackenem Kuchen und Lasagne für 10 Personen :) Einfach toll. Vermieter war jederzeit ansprechbar, gute Tips für Lokale, Ausflüge.

Wir haben uns 8 Tage lang zu siebt (2 Erwachsene, 5 Kinder) sehr wohl gefühlt. Pool und Garten sind ein prima Spielparadies für die Kinder. Der Arno ist 100 m entfernt, vom Grundstück zugänglich und im Juni auch ein schöner Spielplatz. Für den Alltag gibt es eine sehr gut und modern ausgestattete Küche, viel Geschirr und immer sehr hilfsbereite Vermieter, Sandro, Veronica und Monica. Tagsüber, wenn es nicht zu heiß ist, geben hunderte Vögel ein schönes Konzert, abends lassen sich im Garten Glühwürmchen oder Sternschnuppen bewundern. Brot kann man über Whatsapp ordern, Obst, Gemüse, Käse, Schinken oder was man sonst noch braucht, ist in leckerer Vielfalt in Pratovecchio oder Poppi zu besorgen. Cantuccini aus Poppi! Hmmmm. Wer gerne Touren macht kann in die Berge, in Poppi's Altstadt oder dann eben weiter in die Hochburgen Arrezzo (0:35 h) oder Florenz (1:10 h) fahren. Für Radfahrer gibt es sehr schöne Strecken. Und, nicht zu vergessen: Hannibal war auch schon dort. ;)
