About this house rental

This unit is located right off the 395, there can be some road noise.
Location: Second Level Studio Unit - Requires the use of Stairs

Enjoy all that Tahoe has to offer from your home base in this spacious Zephyr Cove 2 bedroom 2 bathroom condo boasting peek-a-boo lake views through the trees, over 1600 square feet of living space, inside laundry, full kitchen, 2 full bathrooms, and large common area back yard with BBQ and firepit. This is 2nd level apartment, top right unit when facing the building. Only 3 miles to Stateline, 5.5 miles to heavenly, one mile to Zephyr Cove beach day use area, across from Zephyr Point, and 21 miles from Incline Village this location is central to everything. The unit comes with one reserved parking space, with the ability to have additional spaces upon request. High speed wifi, fully furnished, just bring your close and enjoy one of the most beautiful lake/mountain areas in the world! Located conveniently right off Highway 50 resulting in some road noise, please make right turns only when exiting and exercise caution when turning onto highway 50.

During the winger please come prepared for snow and ice consisting, including but not limited to chains, ice scrapers, a shovel, and a winter emergency kit is recommended in case you and your vehicle get stranded.

Pets are approved on a case by case basis and approval is not guaranteed. No cats. Additional pet fees and cleaning fee may apply. Kindly inform let us know if you would be bringing a pet, as well as any information that'll be of help and we will let you know of the additional fees if applicable. If your pet is approved, it cannot be left unattended in the unit.

This Studio unit comes with one reserved parking space, with the ability to have additional spaces upon request for a fee if available ($25/night/space).

The Laundry room is the middle door in the second Level.

Pets are subject to owner approval and may or may not be approved. If they are approved a pet fee applies. Please inquire with breed, age, and weight of your pet prior to booking. If your pet is approved, it cannot be left unattended in the unit.

Absolutely no smoking. Smoking fines start at $500

If you smoke fine is $500, if smoking bothers other guests you will be responsible for any compensation to other guests.

CANCELLATION POLICY AND PROCEDURES

For a 100% refund, the guest must cancel 60 full days before the listing's local check-in time (shown in the confirmation email). If the guest cancels less than 60 days in advance, the nights not spent are not refunded. If the guest arrives and decides to leave early, the nights not spent are not refunded. Cleaning fee refund only for cancellations within 60 days to arrival.
Our cancellation policy is a 100% refund for cancellations at least 14 days in advance Guest. No refund if cancelled within 14 days of arrival.

Our goal is to keep our prices as competitive as possible, in order to keep them competitive it's important that we avoid the losses that come from cancellations.

Owners of these properties depend on the income and last-minute cancellations result in lost revenue through vacancy and lower prices.

For those that don't like the risk that comes with cancellation policies, we strongly recommend you look into travel insurance.

If you didn't purchase the travel insurance offered, you will likely not get any refund.

To ask for an exception to our policy you must first cancel your reservation by sending us an email, or a text message. Exceptions are up to individual owners and are very rare. Your best chance is to ask for a credit to be used for a booking for the same property.

The credit can to be used within the window you cancelled. Ie. If you cancel 3 days before your stay and the owners payout is $4500, you didn't purchase travel insurance you may ask for a credit to be used to reserve the same property no more than 3 days before the drag you want to use the credit for.

Example request.

"I had to cancel because my kids are sick. I didn't purchase the recommended travel insurance. My stay is 3 days away. I'm requesting a credit for the owner payout amount to be used to reserve the same property 3 days before our stay. I.e, we want to stay August 23rd so I will make a request on August 20th if the unit is still available.

Thanks."

We will share this with the owner and encourage them to allow us to agree.

No exceptions will be made if the process is not followed.

FIREWORKS POLICY

The use of fireworks on or near the property is strictly prohibited. Violating this policy will result in immediate removal from the property without a refund, a $1,000 fine from the house, and any applicable local fines or penalties. If you are found lighting fireworks, we will fully cooperate with local law enforcement.

Place was very roomy and clean, with comfortable beds. Everyday Luxury was very responsive and graciously helped with early check in. As the place is right on highway 50, there is extensive road noise that can't be helped. This leads to parking being tight and if you have more than one vehicle the overflow parking is $25/night for a steep, dirt lot that is difficult to access without a taller riding vehicle. Kitchen under counter lighting for cooking and cleaning was out, and even though maintenance replaced the bulbs during our stay, the issue could not be resolved without extensive repairs so just hoping the place gets the love it needs for the next guests! Overall, a good stay with accommodating host.

Plenty of room, but we had some issues. The curtain rod and curtains fell off the living room wall when we drew the curtains closed. In one bathroom the shower door fell off. In the other bathroom the towel rack fell off. Our party of 4 is all in their late 50s/60s, so none of this was due to any roughhousing or anything. It's just a case of being an older property that needs some upkeep. We wish it hadn't been so close to the highway; the road noise did keep us awake.
