Wake up to the Mediterranean at number 63, the iconic Promenade des Anglais — one of the most celebrated addresses on the French Riviera. The apartment offers panoramic sea views from the living room, master bedroom and the large terrace, perfect for holidays and relaxation.
Both a public and a private beach are right in front of the building — step outside and you are on the sand. Boutiques and gourmet restaurants are just steps away along the Promenade, and the city is entirely walkable from the door: you simply do not need a car.
The large terrace overlooking the Mediterranean is the heart of the apartment — ideal for a sundowner apéritif or al-fresco dinner. The living room opens directly onto it, with an outdoor sofa and dining table.
Upgraded in 2026 with two brand-new bathrooms featuring deep-teal vertical tiles, dual vessel sinks on oak vanity units, rainfall showers over bathtubs and heated towel rails. The kitchen has been fully refitted with new cabinetry, stone worktops, oven, induction hob, microwave, Nespresso machine and coffee maker. New air conditioning in both bedrooms and the living room.

The apartment is in a great location with an amazing view of the Mediterranean Sea. It was very nice to have an elevator to the 3rd floor.

This property is in a great location right across the street from beautiful beaches. It walkable to other neighborhoods in Nice that have great restaurants and other things to do. The host/property manager was very nice to meet us when we arrived and orient us to the apartment.The apartment itself is cute and comfortable - it is an older building and a little dated but it was great for what we needed. I will say that we could have used a couple more towels (no extras provided), but we made do. Also, you will need to bring your own beach towels if you would like to have beach towels - there weren't any in the apartment. We would definitely recommend the apartment and would stay again for sure if we are able to come back to Nice!

The view from the apartment is exceptional! A few steps to the beach. The patio was fantastic! The apartment is very old and is long overdue for a complete renovation. No air conditioner in one of the bedrooms. It gets very hot in there. The bath towels are old and worn out. They should be replaced with new ones. There is a beach club across the street and it plays very loud music till 12am every night. Bring earplugs! Kitchen needs some utensils replaced. Not a single sharp knife in there. Nice is absolutely beautiful!
