The staff at the Hotel Borgovico (where you check in) were very friendly and helpful. We arrived several hours before check-in but were able to leave our luggage until our room was ready.
The room was clean and even had a tiny terrace overlooking the interior courtyard. Room-darkening curtains were much appreciated.
The room was very quiet, without noticeable plumbing noises, nor any street noise. Great location is a 10 minute walk to San Giovanni station. Be aware that La Corte Fiorita does not have an elevator and is itself unstaffed, but Hotel Borgovico is only a few doors away.
The experience was exactly what I expected. One minor complaint: it was very dusty under the bed, which I only noticed during my final "got everything" check.

Pictures did not match the room - the pictures showed an apartment with a kitchen, when arriving in the accommodation it was just a room...
