Welcome to our beautiful 375-year-old cottage nestled in the heart of St Newlyn East – a charming Cornish village just minutes from the coast. Brimming with character yet thoughtfully updated for modern comfort, this historic retreat offers the perfect blend of old-world charm and contemporary luxury.
Step inside and you’ll find a beautifully furnished interior that retains the cottage’s original warmth and personality while providing everything you need for a relaxing stay. Each room is tastefully styled to create a cosy, welcoming atmosphere, ideal for couples, families or friends looking to unwind in Cornwall.
The cottage features super-fast WiFi throughout and Smart TVs in every room, making it easy to stay connected or enjoy a cosy night in after a day exploring the coastline. The modern bathroom includes a spacious walk-in shower (no bath), finished to a high standard for comfort and convenience.
Outside is where this property truly shines. With both front and rear gardens, you’ll have plenty of space to relax, dine outdoors or simply enjoy the peaceful village setting. The private hot tub provides the ultimate luxury – perfect for soaking under the stars after a beach day or countryside walk.
St Newlyn East itself offers excellent village amenities just a short stroll away, including a well-stocked local shop, traditional butchers, deli, and a friendly village pub serving food and drinks. For families and active guests, the village also boasts a skatepark, tennis courts and an astroturf pitch, providing entertainment for all ages.

When you’re ready to explore further afield, the stunning sands of Holywell Bay are just a 10-minute drive away, offering dramatic coastal scenery, rolling dunes and fantastic surf. You’re also ideally located for discovering Cornwall’s beautiful beaches, coastal paths and nearby attractions.

Important

We no longer provide shampoo, shower gel, and towels. We took this decision to reduce our environmental impact in terms of energy, plastics and cost of replacement. Please ensure you bring your own.

Smoking and BBQs
Smoking and BBQs are strictly prohibited inside the property and within the boundary of the property front and back. Failure to adhere to this will result in the loss of any deposit. Oil containers, boiler and flammables are present on the property particularly in the hot tub area hence Barbecuing is strictly prohibited.

Outside area
The village is extremely quiet and we are in close proximity to neighbours. Please be aware that noise travels and be respectful of this in the evenings when using the hot tub area. Please no loud music in the hot tub area after 9pm and no use of the hot tub after 11pm.

Outdoor lighting
Back door lighting is on the light switch for the kitchen area. Hot tub lighting is situated in the cupboard at the backdoor. When you open the top cupboard door you will see a smart light switch in the bottom left corner press that to operate the hot tub area lights

TV The TV downstairs has smart capabilities. Access all your favourite apps Netflix Prime Now TV.

The Bedroom TV is similar but uses an Amazon Firestick to access the same Apps.

Internet Access
Within the house please log on using Cottage Network password Banyaks10

Waste
Waste is collected on Monday morning. Please leave black bin bags at the front gate Sunday evening for collection Monday morning.

Smoking
Smoking is strictly prohibited inside the property and within the boundary of the property front and back. Failure to adhere to this will result in the loss of any deposit. Oil containers are present on the property.

Wet items
Please do not leave wet items, i.e. walking boots, wetsuits, surfboard, boogie boards etc in the house. Such items can be dried in the hot tub area or left in the laundry opposite the hot tub. Hooks for hanging wetsuits are positioned near the hot tub. Please remove outdoor shoes when entering the property.

Heating
Central heating controls are situated on the wall near the rear door Tado white box. Press the white button to activate the thermostat

Hot tub
The hot tub is simple to use with only jets and lights which can be adjusted. Please do not remove the car Vee and place it on the floor. Simply fold the covers over the lifter bar and lift the cover and bar backwards so the cover hangs off the bar.
Please note that guests use the hot tub at their own risk. It is not suitable for pregnant women or very young children. It is not advisable to be intoxicated whilst using the hot tub. No glassware, bottles or breakables are allowed in the hot tub. Any evidence of glass being used in the hot tub will result in the tub being drained and cleaned and guests charged a £100 cleaning fee.

On your final night the hot tub will be unavailable for use from 7pm as it is required to drain and clean the hot tub and allow time for it to heat up fro the newly arriving guests.

Please do not lower or raise the temperature. If the temp is too hot just leave the jets to run for 20mins.

The hot tub is permanently on. The only controls are that of the jets which run in 30 minute cycles.

The property can only accommodate 4 guests. Should you wish to bring further guests i.e an infant with own travel cot this must be cleared in advance. The booking must be amended via the Airbnb website.

Failure to adhere to the house rules or Airbnb terms will result in termination of the contract to stay without refund.
