About this cottage rental
Whether you are looking for a romantic retreat or a family break 4 Avocet Quay is the ideal. Situated in a pretty, idyllic spot in Emsworth Marina overlooking the saltwater pond and across to the sea, you couldn't want for a calmer or more relaxing setting for your holiday. The Marina is a short walk to the village along Slipper Pond with Emsworth itself boasting a host of excellent pubs, restaurants and traditional village shops.
Emsworth is nestled on the Hampshire Sussex boarder located perfectly for a rural or a seaside holiday. The Historic Dockyard at Portsmouth is a short distance away with the beautiful city of Chichester is a short train ride or drive.
The accommodation is on raised level with all living space on the first floor. Walking up the stairs into the living room you can enjoy the sea views across pond to the water, the large French doors open onto the balcony with a comfortable seating area ideal for enjoying a glass of wine on a summers evening or snuggled under a rug on the colder autumn nights.
The kitchen is fully equipped with everything you will need to self cater for your stay with fridge freezer, dishwasher and washing machine. The double master bedroom has plenty of hanging space as does the second bedroom with bunk beds. The newly refurbished bathroom has a walk in shower. The property is beautifully furnished, finished with stunning paintings by a local artist, attention has been given to make it homely and comfortable for you to enjoy your stay.
There are kayaks available for guests to use at the property, please read the guide book and exercise caution and use is at their own risk.
Parking is beneath the deck house and of special interest to sailing and watersports enthusiasts, at high tide nearby is private access to the sea, along with under house storage for boats, sailboards and jet skis. Look on the adjacent map, select 'satellite' then zoom down to give a view of the launch ramp, the house's proximity to the sea and marina. Very quiet location right by fascinating yacht harbour. Well-equipped deckhouse, right down to torches for evening strolls. A generous offer by owners to use their kayaks. Lovely walks around attractive bay. Café and fresh fish market very close by. Had visitors - kids and grandkids - we and they all loved it. Hard to leave!
Only suggestion to earn a 5 for comfort would be an extra lamp in the sitting area, and a variety of books and board games for cosy family nights in.

A lovely property in a fabulous location. Will return for another break. Lots of great walks and some lovely places close by to eat and drink.

We are a family of 4 that booked for a week. The location is excellent and only about 10-15min walk to Emsworth town where there are plenty of shops, cafes and restaurants. It was appreciated that there was washing up liquid, bin bags and a dishcloth provided in the kitchen. The beds were very comfortable and bed linen clean. Unfortunately, that's where the cleanliness stopped.
The shower curtain in the bathroom had a lot (and I mean a LOT) of black mould along the bottom of it. The glasses in the kitchen didn't appear to have been washed properly and were stained with water marks. Some of the crockery had dried food stains, some of the cutlery was dirty with small bits of dried food. The kitchen cupboards were sticky and you could see finger prints across the doors. The inside of the dishwasher needed a good clean. Most of the draws needed a clean out as there were bits and dust in them. Generally, the whole place needed a really good clean. Unfortunately, the dishwasher door fell off and the dishwasher ended up not working. I quite understand that it was difficult to have this fixed given that it was Easter weekend but I'm sure this problem could have been foreseen as a dishwasher door doesn't just fall off! The table & chairs on the balcony hadn't been cleaned and the floor hadn't been swept or cleaned.
I would certainly stay in Avocet Quay again but not at number 4.

Our 3rd stay at the Beach House with our family of 4 was a home from home experience. Perfect location to paddle in the water, explore Thorney Island or to sit on the balcony and watch the sunnset. We would highly recommend this unique location.
