90210 8 BDRM 10.5BTH over 7500 sq ft. A mini resort styled property in a private quiet neighborhood that everyone loves & is versatile for any occasion. Large groups welcome. Must see to believe better in person we can't capture the magnitude of the property in photos. Corner secluded 1 flat acre lot Beautiful King Palms, calm soothing atmosphere, huge private flat grassy backyard almost 1 acre w sand volleyball.

We ask that you read this description and ask any questions you have or clarification you need prior to booking and throughout your stay. We want you to be 100% satisfied. We thank you for the opportunity to earn your business and would love to host you and your guests. We want to be as transparent as possible and ask for the same in return. That is why we ask you to read our listing in its entirety and familiarize yourself with the property details. This is important so we can ensure your booking will be the best experience you could ever imagine. We have 5 Bedrooms downstairs on main level with 2 entrances one on the driveway and 1 that steps up to the front entrance. There is a secluded bedroom #5 off the driveway this is the only bedroom that doesn't have a private bathroom. It uses Bathroom #5 off pool. Crib and Toddler Bed Pack & Play for smaller children. Kids toys, games and board games upon request.
On the 1st level we have a large Chefs Kitchen with one huge side by side commercial refrigerator which is a guest favorite and another smaller side-by-side refrigerator.
Upper Level
Has a private entrance from outside stairs and can be entered through the stairs off the kitchen inside. There are 3 bds/3Bth Ensuite with a separate kitchenette on the upper level. Your reservation is for an overnight stay for the number of guests you listed on your inquiry or paid for. If you would like to increase the number of guests spending the night over the amount you paid and booked for contact the host for pricing. If you would like to add any additional guests to visit the property other than the ones spending the night contact the host for pricing. Additional Nightly Guests can be added after reservation is booked. Notify the host. $125 per person per night.

Pool and Hot Tub-
To keep our rates low you have a choice of using either the pool or spa included in your reservation. Let us know which one you want 24 hours prior (48 in winter months) to checking in. If you want both we can add an upgrade to your reservation of $125 per day. The Host operates the pool electronically so it will be ready when you arrive if you request it to be or when you request it. Additional Nightly Guests can be added after reservation is booked. Notify the host. $125 per person per night.

Pet Friendly- Please disclose and inform the host if you would like to bring a pet onto the property. We require all shots to be up to date & we charge $125.00 per pet. This ensures there is cleaning for additional cleanup & hair removal and accidents. Bring p scooper, we have green bags, and we ask to clean up after them. Kids are in the yard and want to keep it free from messes Crib and Toddler Bed Pack & Play for smaller children.

Noise Levels- LA Country-

You can have a delightful time, and the host knows how to keep everyone happy. She can guide you. We ask for no neighborhood disturbances of any kind anytime and you blend in with the neighborhood and not give neighborhood security a reason to call. There is a 10pm noise ordinance throughout the county at all homes. We ask that you comply. LA County requires us to give each guest a code of conduct and will be sent to you before your check in.

Parking

We ask you park your car legally not backwards or blocking any gates or driveways or on curves.
4-6 cars can park in the driveway and there is ample street parking on street. 8 parking spaces are reserved for each reservation. If you need more parking spaces, contact the host. Additional car parking available. Please let us know how many cars you need to park.


Brunch, Lunch, Gatherings, & Dinner Parties- The number of overnight guests paid for in your reservation are included in any event that you are having. There will be no additional fee for your overnight guests attending your event. Any guests over the number of overnight guests paid for in your reservation would be an additional fee. We charge per person $125 per night for additional overnight guests or $40 per person for additional guests not spending the night. If you are planning on hosting additional guests for a get together, Baby Revel, BBQ, pool party, any type of event we are happy to host. We will send you a questionnaire to fill out. We welcome a specific number of additional guests. Our event concierge is required, with 20 guests or more, and we charge $45 per hour. The concierge is familiar with the home and there to assist you with greeting guests, parking, no parking zones, city compliance, noise levels, and anything you may need during your event.

Preplanning and communication prior to as well as adherence to city policy's compliance and maximum compacity needs to be agreed upon and followed so you can help us stay in business. Any guests that have an event without approval and without the hosts knowledge the booking is subject to cancellation. In the event there are additional guests that show up other than the number paid for the concierge will inform the host so it can be added to your reservation. We understand sometimes it's hard to know the exact number. We understand the numbers can change but we need to stay compliant with the neighborhood and city.
BBQ Area-
Gas is included in your reservation we ask to make sure its turned off when done using it.

Payment for Dinner Gathering or Any additional Guests other than the overnight guests $40 per person. Ect- You can pay for your overnight booking and additional fees can be paid 48 hours prior to check-in

My family and I had such a great time here a couple of weekends ago. The house had plenty of space for everyone to spread out and relax, and it was very comfortable. The kids absolutely loved the pool and spent most of the day swimming and playing. The location was perfect, tucked away in the hills of LA near Beverly Hills, with plenty to do just a short drive away. It was a fun and relaxing getaway, and we’d definitely stay here again.

We had a lovely weekend at the house. We hosted a Saturday night dinner party for 20 young adults, which was lovely poolside with a cocktail hour before hand and swimming/hot tub after! The 8 bedrooms were spacious, clean, and perfect for my daughter's friends. Teena was very helpful with vendor recommendations. The kitchen is well equipped with everything you need for a large group of people if you are using all the bedrooms! The backyard is lovely with the view up the hillside. Thank you very much for allowing us to use the home for the weekend, it was a perfect event.

Though the property was really nice after I booked they tried to up charge me for my company that came over . I never had any neighbor complaints but they literally sent security to wat h me and my guest all night . I always purchase insurance because it’s safe to protect anyone assets but I left the place in great condition and cleaned up personally myself and they still put in all kind of damage claims that are completely false . They bate you in with a decent rate then try to up charge you for ever little thing . Property is nice though . Love the layout .
