I chose to stay here as peace & quiet (& being able to sleep) were my priorities and the Villa did not disappoint in this regard. The view from my room over the garden was lovely. The English-speaking staff were very pleasant & helpful. & the breakfast was absolutely incredible. The room (standard single) was also a good size & well equipped with lots of furniture & a sink. I also really appreciated the warm blankets.
The Villa isn't as easy to get to using public transport as the website suggests. You have to take a train from the airport to Rome (termini). You then have to buy another ticket for the Metro (underground) & bus. Getting the Metro to Lepanto is easy enough but I couldn't find the bus stop for the 913 bus outside of Lepanto. I asked at the magazine stand & was advised to get a different bus & pointed in the direction of the bus stop. Once off of the bus I really struggled to find the Villa. When they say "continue for 20 meters" what they actually mean is turn around & walk back on yourself, then cross the road so you are on the other side of the fork, so to speak & look for the sign that says Villa Monte Mario. Don't look for the Villa, itself as you will not see it from the road!
No hot water on my 2nd day so would recommend showering in the evenings, maybe? Shower is also broken. I managed to fix it in place using a hairband but they need to find a permanent solution.
Bed is very narrow. I slept fine once I pushed it up against the wall. Bedding smelt musty, though. Even after I changed the pillowcase. So maybe it was the actual pillow? It was pretty grim so I would suggest that they replace it.
No sign to say if the water in my room was safe to drink. There is a vending machine full of bottles of water but you have to have an app to use it? I filled my water bottle up using the juice machine at breakfast (a member of staff said I could).

The whole building is kept very clean. It is quiet and in a residential area. Two bus lines (913 and 990) come a few feet from the gate. 990 drops off when the bus turns onto an intersecting street. It’s very close. There is no AC, but the windows kept us very comfortable even in July. The breakfasts are good.
Most of the staff only speak Italian. They try very hard to help, but there is a language barrier. I speak a tiny bit of Italian, which was helpful.
