Friendly staff, lovely breakfast, convenient location with clean rooms, nice bathroom and comfortable bed. Two parking spaces on site and a public car park with plenty of spaces a two minute walk away.
Didn't receive the Booking.com e-mail with access information prior to arrival because I was driving, so it took a while to work out how to gain entry via the keypads. Fortunately another guest came and explained to us that we should have received the codes by e-mail.

This place is in a great location - a 10 minute walk into the old town of Lucca. Breakfast was excellent with a lot of choices. The staff person managing breakfast was very friendly. Limited parking for two cars but there is a free lot close by.
One of the rooms was quite small. We reserved 2 rooms and sometimes they were quite damp.

Location, breakfast, comfort of room itself.
Poor presence of staff at Reception. Heating blasting onto my room, instead of air conditioning. Broken toilet seat so had to change rooms.
