Outside is divine! The main deck sports a dining table for morning mimosas and alfresco meals, propane BBQ, large hammock (that gets a perfect amount of sunshine in the afternoon), plenty of welcoming seating and views up the hillside and into the redwood trees. It's the perfect gathering place between the main house and the private suite. Around the corner and completely private, a 6 person hot tub awaits. Just steps away is a private outdoor shower, hooks for towels and gate to the lower yard and fully fenced dog run.
In the main house the freshly remodeled kitchen has all new stainless steel appliances including dishwasher, a multi-tiered island and is open to the dining area and comfortable living room. The kitchen is well-appointed with quality cookware and colorful Fiestaware. This open floorplan is ideal for group cooking and congregating. No one is left out of the fun! Spread out in the living room to watch TV or stream music through the new flat screen Roku TV. Retreat to your cozy bedroom with a memory foam king bed and one with a queen bed. Each bedroom has a TV and sliding glass doors to the deck and hot tub. Get ready in the stylish main bathroom with heated floors, tiled shower/tub combo and marble counter top.
Cross the multi-level deck to the charming private suite with queen bed, separate comfortable seating area with TV and DVD player, full bathroom with heated floors and kitchenette with washer and dryer. This space is equally inviting when sun streams through the windows or rain patters on the roof. Make coffee in the kitchenette or grab a snack from the mini fridge before joining everyone in the main house for breakfast.

Parking: On-site parking is available for 3 vehicles. RVs, trailers and campers are prohibited, per the Sonoma County Vacation Rental Ordinance.

Heat Source: The main house has central heat and wood burning fire place. The private suite has a gas fireplace.
A/C: The house does not have air conditioning. Being near the coast, the night time temps drop and just opening some windows is usually enough to cool the house.
Dog Run: A large dog run (approx. 1,500 square feet) with entrances through the deck off the hot tub and a gate at the bottom of the driveway has 4 foot tall fencing. The area is a combination of flat and hilly and may not be suitable for very small dogs.

This was the perfect set up for a trip with two small families. Temps were nice and cool in the June heat with the shade. Location is tucked Seat in nature with just 15 min drive east/west to get to Guernville/Jenner. Perfect family vacation.

The property was clean and nicely updated. The kitchen and bath were both well appointed. The property situated in a forest with lovely trees and plants surrounding the outdoor space. We were very comfortable and felt quite at home. The area itself was a bit of a disappointment because we had small children with us. The river beaches were rocky and the town of Guernville was pretty torn up with road work which made if difficult with children.

Very nice property. Suited our family's needs well. Lovely furnishings, enjoyed the hot tub. Location was peaceful yet close to several small local wine country towns.
Having stayed at several VRBO properties in the past, I feel I should honestly point out a few issues. Lack of a few basic supplies: no hand soap, very little shampoo or laundry soap, no supply of toilet paper.
What left us with an overall negative impression was our communication with the property management. We were emailed instructions for check in, which I printed and brought with me. There were various instructions about getting keys from the lockbox (try this code, if that doesn't work try this other code). Neither code worked so we called the manager. The property manager seemed somewhat annoyed and stated that she had followed up with an email stating the lockbox wasn't working and that the key had been left in a certain location. During our stay a person came to look at the lockbox but it was not fixed. Upon leaving we left the keys in the same location we found them. We had no negative issues during our stay and had a pleasant time.
I believe we left the property in proper condition upon checkout and left well before the expected time. Not long after leaving I received a phone call from the property manager asking if I was aware of damage to the hot tub. And by damage, I mean two small wooden decorative exterior panels (approx. 4"x6") which appeared to have fallen off. I stated that this was the state of the hot tub when we arrived and that we had nothing to do with the situation. The manager said how unfortunate it was that they had not been notified before the end of our stay so the issued could have been resolved. We did not notify the manager because it had no impact on the function of the hot tub and honestly we did not see it as a pressing issue. Again, the manager seemed somewhat annoyed and I questioned whether she believed my explanation. Overall awkward experience which left us happy to leave.
