Property for exclusive use
Typical Tuscan farmhouse with outbuilding, 450 sq. m. total, with swimming pool and jacuzzi, for up to 16 persons with 8 double bedrooms, 9 bathrooms plus one small bathroom. The property has air conditioning in the bedrooms, TV, washing machine, pool table and parking.
Outdoors and swimming pool
The property boasts a large (10,000 sq. m.) outdoor area with a fenced garden, a salt-purified swimming pool, 13 metres by 6 with a depth of 1-2.4 metres, a jacuzzi (2x2 m and 0.8 m deep, for 5 persons, upon reservation) which can be heated, an outdoor shower with hot water, a loggia with
wood-burning stove and table for outdoor breakfasts, sunbeds, beach umbrellas, stonework barbecue. Parking within the property.Interior
The main house is a classic, typical country house commissioned by Leopoldo di Lorena, the Grand Duke of Tuscany.
Ground floor: living room with fireplace and tv, a dining room leading to the garden, a billiards room, a kitchen with access to the garden. The various ground floor areas are separated by large brick arches. One bathroom with shower and washing machine.
First floor: living/dining room with small cooking area and access to the loggia which can also be reached from the ancient outdoor staircase, 3 double bedrooms (air conditioning and TV) with bathroom with shower, one double bedroom with bathroom with shower and bathtub. All windows have mosquito screens.
Second floor: one double bedroom (bed can be divided into two singles) in the old attic next to the living room accessible via wooden ladder, private bathroom with shower, air conditioning. All the bedrooms have ceiling fans.
Outbuilding:
Ground floor: Fitness room with access to the outside area, 1 double bedroom with small kitchenette (TV, air conditioning), bathroom with shower and direct access to the outside area (2 steps leading down).
First floor (also accessible from an external staircase): 1 double bedroom with small kitchenette (TV, air conditioning) and bathroom with hydromassage tub. Small living room with kitchenette, 1 bathroom and access to 1 double bedroom (TV, air conditioning) with bathroom with shower.
All windows have mosquito screens
Location
The property is immersed in Tuscan countryside, on a small hill surrounded by olive groves and fields. In the province of Siena, close to the province of Arezzo. Excellent location for groups of friends or large families.
Facilities
The property has heating, air conditioning in the bedrooms, mosquito screens and TV in every bedroom and in the living room, 2 baby beds, a high chair, internet, fitness room, complimentary toiletries in the bathrooms.
Services
The price includes: bathroom, bedroom and kitchen linen (changed weekly), internet, water, electricity, gas (heating not included), high chair and baby bed. Upon request and to be paid for at the location are dinners, hired help, babysitter.
Important information:
Swimming pool available from May 1st to September 30th. Pets are allowed upon payment. Supplement to be paid on the spot for the use of the Jacuzzi, which is available only if booked at least 2 weeks before arrival. Arrivals must be between 4.00pm and 7.00pm. Prior arrangements must be made for all arrivals different from the normal times. The farmhouse is not suitable for groups of young people.Location and distances

There are many options for outings to Siena and Arezzo, as well as visiting the smaller towns such as Montepulciano, Pienza in the Crete Senesi area and Montalcino, famous for its wine. These towns all offer restaurants and trattorie worth visiting for their genuine Tuscan cuisine.

This is an amazing property and we definitely would stay there again. Not for the budget traveler, but you get a lot of value for what you pay. Lovely pool and hot tub, orchards to walk through, incredibly quiet and private, huge amount of space, lovely places to sit and read and eat…
Also, the location is great. The little village of Lucignano is hidden gem (not overrun by tourists) with AMAZING restaurants.
We weren’t allowed to pay through VRBO, which I didn’t love, but we ultimately had no issue with paying the management company directly. They request a big pile of cash when you arrive (over €1300) for cleaning, hot tub use and a security deposit. You get €700 back when you check out. We didn’t have any problem getting it back, but it’s not particularly convenient to have that many euros in cash the day you are flying back to the States. Would have been nice to handle it all on a credit card through the app.

Exactly as described online, great property and well maintained. FYI, the pictures in this posting are duplicates from before renovations and after renovations - the actual villa currently looks like the latter pictures (which are very nice).
We loved using this villa as a home base to visit Brunello wine country and Tuscan hill towns. There were more than enough bathrooms and bedrooms for our entire group, the kitchen was well appointed, and the pool was a lifesaver on hot days. Only con was that the management/rental company was slow to communicate and respond to text or email at times but generally everything ran smoothly.
