The villa and the grounds are absolutely beautiful. Wonderfully kept. Simon is an exceptional host. He helped us with recommendations for enjoying lunch and dinner for our 1 night stay. The lake is a short walk from the property. The breakfast is extremely delicious. Simon makes the best scrambled eggs on the planet. All is done with love and care. We are definitely returning to his home when we return to this heavenly country.

The breakfast was amazing, lots of fruit, fresh eggs, Bread, croissants, yoghurt, coffee, tea, espresso. The host was welcoming, friendly and we felt right at home. The location was quiet and we really enjoyed a good night's sleep, away from the hustle and bustle of Florence, yet not far from the Tuscan jewel.
A late check-in was not possible, which can be a problem for some, but we managed to arrange to pick up the keys.

Villa is situated close to a lake. That's why we booked it but we didn't go there after all because the path was muddy due to lot's of rain.
It is an interesting old villa near a lake with two or three very small rooms they rent and a reasonably large hall where you can eat breakfast. It is not clear if they have access to the beach
