About this villa rental
In the middle of the green Tuscan countryside, amidst rolling hills, cypresses and olive trees
50 Km from Florence, 50 Km from Pisa and 50 Km from Siena
Within a 60 ha hunting reserve we offer a sustainable and beautiful villa , a private amazing pool (25 m long x12,5 m large and up to 4 m deep) with private pool house and tennis court (synthetic grass).
Description of the villa :
On the ground floor there is a large eat-in kitchen which is very well and functionally equipped with dishwasher, oven, microwave, toaster, kettle, etc.
There is also an annexed pantry.
The window of the kitchen over the sinks opens into a marvelous Tuscan panorama.
Next to the kitchen there is the laundry, with the 2 washing machines and the iron equipment. The laundry will be shared with the property as regards washing and ironing.
On the other side, still next to the kitchen, there is a dining room with a 10 seats wooden table.
Then, there is a large living room with 3 comfortable sofas and there is a sit in fireplace.
Due to security reasons the fireplace cannot to be used.
Totally there are 4 bedrooms: 2 with kings size beds on the first floor, 1 with king size bed + 1 single bed still on the first floor and 1 bedroom with twin beds on the ground floor.
There are 2 en-suite bathrooms with WC, bidet and shower, 1 bathroom with WC, bidet and shower and 1 bathroom with WC.
The villa is furnished as a home and the dining and sitting room of the villa are furnished with beautiful antiques and paintings and have old terracotta tiles. So you will not get the feeling of staying in a rented accommodation.
Upon prior request we can arrange for 2 extra beds for babies.
Outside the villa there is a nice garden with hedges and roses and a beautiful old lime tree under which guests will love to eat their breakfast or dine. In front of the garden there is an ancient and renovated chapel where, once a year, a Mess in memory of the owner's parents is celebrated.
On the top of the nearby hill, 5 minutes walk from the villa, there is a private amazing pool 25x12.5 m, a pool house with bathroom, changing room, shower, kitchen, dining room, panoramic veranda for relaxing or alfresco dining and a built-in barbecue. Here you can spend most of the time of your vacation as it is a breathless location where you would admire a 360° idyllic typical Tuscan landscape! Just near the private pool, there is a green tennis court for the sole use of guests and a wide lawn where guests can exercise or relax.
San Paolo also offers opportunities for taking walks in the 60 hectares property.
The pool will be the greatest attraction for all the guests; it will be open from in the summer (June, July and August to mid September, please ask if it will be open in Mai , second mid of September and October). There is no fence and no surveillance, so children must be supervised at all times as it is up to 4 meter deep in the part of the springboards. In any case guests ' use of the swimming pool is at their own risk.
The guests will enjoy their days with long stays at the pool since the pool house provides all comforts of a home. Here you can lean, rest, swim, run, eat, read and appreciate the marvelous surrounding panorama. There are 8 sun loungers, couches, armchairs and tables and a ping pong table.
The main attraction of this place is its exclusivity and the possibility to practice sport, i.e. swimming, tennis, ping pong, gym in open lawns or in the large space between the pool and the pool house, soccer.
The tennis court can be used anytime. Portable wifi hotspots are available at the villa and at the pool and pool house.

Prices for the property (8 sleeps) are meant per day/Euro.
They include: villa, private pool and pool house, private tennis, electricity, gas, water, linen, towels, parking
Not included:
Final cleaning at € 180,00 to be paid in cash at check in
Stay tax € 1.00 per person per day (per max 6 days) for persons over 14 years of age, also to be paid in cash at check in,
change of linen and towels for any extra week at € 100
We accept small dogs upon prior agreement and for their stay we ask a contribution of € 10 per day
Depending on the weather, from mid November to mid April you may be asked a contribution for the heating of the villa.
Check in is from 16.00 to 19.00; late arrivals are possible but we need to be agreed in time and they may be charged .

Had a wonderful holiday. Francesca was so helpful and went above and beyond to ensure our stay was perfect, even down to organising a special birthday cake for a celebration dinner. The pool was amazing and having the pool house was great. Ettore cooked two meals for us which were both delicious! Would love to visit again.

Villa grande e provvista di tutto il necessario. Piscina stupenda con grande "poolhouse" ma peccato che la distanza fra la villa e la piscina costringa a prendere la macchina dato che le due strutture si trovano ad una distanza ragguardevole fra di loro e percorrerla sotto il sole non è l'ideale. Comunque settimana molto bella passata in famiglia.
Cosa che invece mi da fastidio è che nelle caratteristiche della villa c'è indicata l'aria condizionata ma invece non è la verità e nelle nottate calde dell'estate ce n'è veramente bisogno. Purtroppo l'abbiamo scoperto al momento del ricevimento delle chiavi e quello che indicano come aria condizionata sono due apparecchi mobili, uno situato nel living ma funzionante a metà e l'altro in una camera da letto ma non sufficiente per l'ampiezza della stanza. Purtroppo questo ci ha fatto passare l'entusiasmo iniziale dato che le nottate non sono state sempre tranquille e riposanti. E' stato un vero peccato e scrivo questa recensione perché altre persone che vogliano prenotare questa villa sappiano e si comportino di conseguenza e contattino la proprietaria per avere delle maggiori spiegazioni in merito all'aria condizionata dichiarata.
