Families will love this fully renovated downstairs retreat, just 1/2 block from the ever-popular 44th Street Beach on the Newport Peninsula. Thoughtfully furnished with beautiful, high-end pieces, this modern coastal home blends comfort with upscale beach style for the perfect Newport getaway.

LIVING/DINING ROOM:
- Dining table with seating for four and additional barstool seating for two
- Sofa, additional arm chairs, fireplace, and streaming TV
- Large sliding glass doors lead out to a large oceanview front patio

KITCHEN:
- Modern kitchen, open to the living and dining areas
- Fully stocked with dishes, utensils, cookware, bakeware, and all large and small appliances
- Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

BEDROOMS:
- Primary Bedroom: King-size bed; en-suite bathroom; streaming TV
- Guest Bedroom: Queen-size bed

BATHROOMS:
- En-suite Bathroom: Step-in shower, single vanity

LINENS:
All bed, bath, kitchen, and beach linens for the maximum number of guests are provided as part of the cleaning and linen fee and are neatly prepared for your arrival.

EXTRA SLEEPING ACCOMMODATIONS:
To fulfill the maximum occupancy, one twin trifold floor mat is provided, along with extra linens/pillows. The floor mats are better suited for children. Twin rollaway beds can be rented if desired instead of mats. Make arrangements in advance to ensure delivery in time for the guest's arrival.

LAUNDRY:
Shared laundry facilities in the garage; guests must provide their own laundry supplies.

PARKING:
Two tandem spaces in the rear four-car garage on the left side, accessed via the rear alley. Small to midsize vehicles only; large SUVs may not fit. General street parking, both metered and unmetered, is also available.

PETS:
Only dogs are considered. Number of pets, size, and breed restrictions apply. All pet arrangements must be coordinated with our office in advance and approved in writing, and a non-refundable pet fee will be assessed.

ALSO:
For larger family groups, the upstairs 3BR/2BA residence can be booked simultaneously, when available, to accommodate larger family groups on the entire property. See separate listing or contact our office.

CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensure compliance with local ordinances.
