The house is bright and airy offering four bedrooms in the main house, plus a fifth bedroom in the garden annexe with superking bed, kitchenette and bathroom. This garden room is perfect for a nanny, grandparent or older teenager and makes the house a very flexible space. Lubbers is a wonderful family holiday home for a couple of families.
The house is very well equipped as a holiday let and has numerous bonus features to make your holiday special. There is a bar area in the open plan living space, a wood burner for those cooler winter months, a spacious utility room to hide all the coats, boots and holiday paraphernalia and an outdoor shower for hosing off after a trip to the beach. The garden is secure and a good size with sitting area at the end to catch the evening sun and a large lawn for family fun. The interiors throughout are stylish and of good quality.
The house has three bedrooms downstairs, just off the open plan living space and a further master suite upstairs. The downstairs bedrooms comprise a twin with en-suite shower and a further superking and tiwn bedroom There is a family bathroom downstairs with bath. The master suite upstairs has a superking bed, beautiful picture windows overlooking the garden and a bathroom suite with bath and separate shower. The upstairs suite also has a private landing area with a desk, chair and sofa
The open plan living / kitchen / dining space is bright and airy with large sliding doors out onto the garden and a dividing window to the sitting area which cleverly separates the two spaces a little. The kitchen is well equipped with modern appliances and the island has a breakfast bar with seating for 3 guests and a large dining table for up to 10 guests.
The garden room annex at the end of the lawned area and next to the rear entrance is spacious and an ideal space for an independent teenager grandparent, nanny or another couple. It has its own kitchenette and Smart TV. It is west facing with large windows facing the garden so a lovely spot to catch the afternoon and evening sun.
Lubbers is a couple of minutes walk to the shops and eateries of East Wittering and just a 20 minute walk up the beach to the white sands of West Wittering beach. It is ideally located for swimming, water sports, cycling, walking and local attractions. There is ample off street parking for 2 cars and additional paid parking is available across the road in the public car park.
