Quiet hours (9:00 PM - 7:00 AM) Anyone found to be violating noise ordinances will be subject to an immediate $500 fine, in addition to city-imposed fines which can reach up to $10,000 per violation and can be removed from the property due to negligence.
Smoking is not allowed ANYWHERE on this property due to fire danger. Violating this policy will result in forfeiture of the full security deposit, $1000 fine, and guests will be liable for the full cost of damage resulting from it.
Cancellation Policy: Reservations can be cancelled for a full refund within 48 hours of booking. After that, reservations can be cancelled up until 7 days prior to check in for a 50% refund. No refunds are given within 7 days of check in date.

Nicely appointed. Great bedding and soft pillows!! Host responded quickly. Clean. Sound travels through upstairs floor to lower bedrooms, and upstairs bedrooms have no sound privacy between them. Great views!! Location is wonderful.

House was very comfortable for our group of 10. Getting up to beautiful sunrises in the morning and watching the hot air balloons was a highlight for all of us.

The house is in a great location and has a lot of room. The views are amazing and the owner was very responsive. We did have a lot of trouble during our stay. There were a few small problems, like the hot tub being 61 degrees and food being left in the fridge from previous tenants, but we can overlook that. The big problem was the sewer system. We had the toilets backing up from day one. Water was dripping from the basement ceiling and it made a bad smell throughout the house. The owner got someone there in a timely manner to fix it, but the same issue happened again as soon as the plumber left. We were unable to shower, flush or even run water in the sink that day after hiking at the Grand Canyon all day. They did come back the next day and fix the problem, but left backed up sewer water in the shower and tub. We had to go out and buy bleach and cleaner so that we didn't have to stand in it. Hopefully these problems get fixed. If the plumbing was good, we would have really enjoyed our stay.
