The Balboa vacation of your dreams is right here! This gorgeous 4 bed, 4 bath beach house on charming Balboa Island is the perfect spot for a getaway or family vacation. Equipped with all the beach gear you could ask for—boogie boards, beach chairs, umbrellas—you’ll have everything you need for the ultimate experience! Look no further!
**Animals on Property: dogs are permitted, with a maximum of two per reservation. Cats and other animals are not allowed. Due to the additional cleaning required, a $220 per dog cleaning fee applies per animal, including service animals.**

**A $200 cleaning fee will be charged for excess sand in the home (including on furniture/beds). Damaged towels or linens incur a $25/towel and $55/sheet fee.*
This beautiful home was recently refreshed and is ready to enjoy. Just 6 houses from the water (a one-minute walk), it features a private front patio perfect for chatting with neighbors and a second courtyard with a large dining table and natural gas BBQ—ideal for al fresco dining. Inside, warm hardwood floors and a large open-concept living space welcome you. The spacious family room has ample seating, a flat-screen TV, DVD player, fireplace, and Wi-Fi—perfect for cozy nights or family game time.
Adjacent to the family room, the formal dining area and kitchen offer a large table and bar seating. With white cabinetry, tile countertops, and stainless-steel appliances, the kitchen is fully stocked with everything you need for meals—from everyday breakfast to holiday dinners. Appliances include refrigerator, dishwasher, microwave, gas range, and both traditional and Keurig coffee makers. A Dutch door leads from the dining area to the private courtyard.
Off the kitchen is a main-floor bedroom with private bath and French doors to the courtyard. This room includes wine storage, a comfy queen bed, and a bathroom with outdoor access—perfect for beach days.
Upstairs, the spacious master bedroom features a plush king bed, vaulted ceilings, natural light, and a smart TV. The en suite bathroom includes dual vanities and a full bathtub with shower. The second bedroom has a cozy queen bed and en suite bathroom, while the third has two twin beds, closet space, and its own bathroom—ideal for kids or friends. A den with built-in desk, TV, and queen sofa bed completes the upstairs. This home comfortably sleeps up to 10 guests.
Enjoy central heating, a cozy gas fireplace, and full-size washer and dryer with laundry essentials. One garage parking space is also included.
Beach gear including boogie boards, chairs, umbrellas, and towelsis provided. You’re just a 5-minute walk to Marine Avenue’s charming shops and restaurants.

Every summer I host a little beach getaway with my three adult children and their spouses. We've been trying a different one every year, because something always falls short -- either the gathering spaces inside the home can't comfortably seat all seven of us, or the location isn't close enough to the beach and/or town, or someone's bedroom has no bathroom, etc. But this time -- it's all there, and we are planning to return! What a charming, spacious, well-located and thoughtfully laid-out vacation home! And Newport Beach offers so many activities (like the arcade and paddle boarding), all close by. Also: since I'm the one planning it, I particularly appreciated the timely updates and reminders from the property managers, which I forwarded to everyone,so we all knew exactly where to go and what to expect. Thank you! See you next year!

Overall this house is older than expected and the kitchen is very small but the location i s great, 3 minute walk from ferry and 5 minute walk to downtown. Major construction starting every morning at 7am across the alley just a few feet away made for very early mornings.
