Facilities all that we needed for preparing breakfast, snacks and drinks. Electric blanket very welcome. Very friendly host.

Location was perfectly suited for me, being close to where I was working in Pinchbeck. The setting was great, being near the river, but set back from the main road in the grounds of a private property with secure gated parking. The hosts were very accommodating and the nicely self-contained studio apartment met all expectations and needs and had some nice little touches that made me feel welcome and at home. The bed was comfortable and warm, allowing me an uninterrupted nights sleep and ready for the day ahead. I'd certainly recommend.

Fantastic location with secure parking, central to town but quiet, private location.
Comfy and clean, a decent sized desk to work from with good WiFi which I personally struggle to find at many locations. Nice relaxing area, to chill and watch TV. Log burner was nice touch when the temperature dropped. Good pressure shower. Bed was super comfy, there was an electric blanket, although I didn't need it.
Clear arrival instructions with friendly welcome from owner and two lovely, friendly dogs.
Not really a negative, only a personal preference as it's a wonderful place, and these points definitely didn't alter my enjoyment or wish to return. Not keen that the bright bathroom light was automatic, when I visited during the night.. although see why this is a great feature for others.
I'm only 5'2" so not keen on lifting things out of the microwave just above face height, again, understand why because it meant that there was good space on the worktop.

The situation was ideal. The hosts were very friendly and helpful. The dogs were a plus.
