Escape to our stunning Spanish-style villa in Toluca Lake, perfect for groups seeking both shared experiences and private retreats. Two detached casitas, each with a full bathroom, complement the main house, ensuring everyone enjoys their own space.

- Also, very close to the highway for exploring LA (please note: some highway noise may be audible, but our guests consistently find the convenience of the location outweighs this factor)

Additional Notes:
- Casitas are detached from the main house which means each casita offers privacy and separate entrance.

Pool Heating: If you'd like to enjoy a warm swim or soak, we offer pool heating for an additional $100 per night. If you'd like us to heat the pool before your arrival, just let us know and we'll send someone on our team to do so in the morning. Please note, the pool can take anywhere from 5-10+ hours to heat up, depending on the outside temperature.
Please keep in mind: our pool is surrounded by beautiful nature, which can sometimes lead to leaves and twigs ending up in the water. On windy days, there may be more leaves than usual, but we do have a twice a week pool cleaning service to keep it in tip-top shape. We do keep a pool net there just in case you need to use it.

7. **Pool and garden care:** We have a gardener (Saturdays) and pool service (Mondays and Thursdays) come every week. You can request for additional cleanings for a fee (covered by the guest) if needed. Please note that sometimes leaves and twigs might fall into the pool, especially between service days. 8. **Furry friends welcome!** We love pets, and they're welcome to join you for an extra fee of $250 per pet. Just let us know beforehand so we can approve it.

- Can you tell me more about this Noiseaware system? Noiseaware is a gadget that alerts us when the noise level has reached its threshold. This device doesn't record video nor audio, it only notifies of the noise level inside and outside the property.
Do you allow dogs/pets? Service animals may be accepted with appropriate certification provided to us and if approved by hosts. There is also an additional $250 pet fee associated.
- Do you have serving dishes and utensils for large groups of people? We do have enough utensils that can serve the 16 guests max.
- Do you offer 1-night stays? No, our minimum is 3 nights.
- Can we request for a towel change? We do not provide hotel amenities. We do supply one regular towel and one beach towel for each guest during the entire stay, we also have washing and drying machines that you're welcome to use.
- Can you explain the heating of the pool rates? The price is $100 per day, so you just need to multiply the number of nights you're staying for this rate to get a price. Now, if you choose to start heating it on day 2 of a 5-night stay, then you only calculate starting from day 2. If you would like us to heat the pool in advance of your arrival, just add an additional $100 to this rate.
- Do you offer discounts on the heating pool rates? Unfortunately, we're not able to. Our rates are lower than the ones charged by most pool houses of the same size, many charges between $100-125/day so this is the best price we can offer.
- How do I operate the pool / Jacuzzi? Pool and spa video instructions will be sent right after you've made payment for the heating. It’s very easy, just follow the video instructions exactly.
- Is there a smoking room? / Is smoking allowed on the property? No smoking is allowed anywhere inside and outside the house, please don't smoke in the backyard/pool area, it's not allowed there either.
- How many cars can we park in the garage or parking area? You can fit 1 car in the garage. There's also room for about 3-4 cars out front.
- Is there a fee associated with early check-in/late check-out?

Very close to Universal, with a heated pool and many beds for our two groups was the reasons why we stayed here and it fulfilled all of those things. Hosts are very responsive and helpful with our questions. Would totally rent from them again.

We stayed at this house with two separate families, consisting of eight children from ages 2 to 14. Our main goal was to stay near Universal Studios. The house is a great location less than an eight minute drive to the Universal Studios parking lot. It was in a fairly safe location. it is adjacent to a very loud freeway, which made it difficult for sleeping at night due to the amount of noise.
The house consists of one main house that has two bedrooms and two separate villas that each have their own bedroom. There are a couple of living room areas, but not very ideal for large groups or parties who would like to hang out all in the same area. The layout is not very open. The biggest con by far was a strong odor that radiated throughout the main house. It smelled of burnt varnish. It made it very difficult to tolerate so much so that the other family in our group contemplated leaving for a hotel. We were slightly disappointed by the hosts response to our concerns over the strong smell. They just told us to turn on a few air filters throughout the house, one of which wasn’t even functional and then they’d take a look at it after checkout. We did that and also lit candles and kept the windows open when possible, but the smell was still present. We paid around $4000+ for a four night stay. We hoped to get a better response than that as the smell was nauseating.
Overall, we probably wouldn’t stay at that house again, but it would be a good house for a few smaller groups.
