This home does NOT allow children between the ages of 0-3 years under any circumstances. Any guests over the age of 3 are required to know how to swim, including adults. If these conditions cannot be met, we invite you to browse through our inventory for alternative accommodations that do not have a pool.

Located in the hills of Vista, CA, this home is made for lifelong memories and has something for everyone from stunning sunset views to a game room and a gourmet kitchen. The fully-equipped, attached studio apartment is perfect for those who wish to have a separate space for relaxing and sleeping.

- QUIET HOURS: 9pm - 9am
- NO PARTIES, GATHERINGS, NO EXTRA GUESTS THAT OVER OCCUPIES THE HOME, OR EVENTS ALLOWED. Strictly enforced.
- THIS HOME IS DOG FRIENDLY: There is a $50 fee per night, per dog. Up to 3 dog(s) allowed. We only accept dogs. Cats are not allowed as the owner of the home is allergic to cats. Please inquire about other pets allowed with our Reservations Department. Please note that on Airbnb these fees are collected after the booking has been paid and someone from our team will reach out to you to collect the pet fee.
- VIDEO & PHOTOGRAPHY: There shall be no video, still photography or film production of any kind without the express written consent of the owner. Fees apply.
- SMOKING: This home and all Vacation Rentals by Kimberly properties are strictly non-smoking. Smoking of any kind is not permitted anywhere on the premises. A minimum $250 fee will be charged if evidence of smoking is found.

PLEASE NOTE!
- Please take note that this home is NOT baby and/or child proofed. It is your responsibility to walk the home and/or property upon arrival, to make this space safe for your children. We assume no liability for harm/death to any baby or child staying or visiting this vacation rental.
- Please note that early check-ins and late check-outs are available at our discretion. There are extra fees for either of these add-ons when available.
- There are exterior surveillance cameras recording 24/7. The cameras are located outside the front door, front parking area, BBQ area, side parking area and back garage
- This area has wildlife roaming around day and night on the property. Please keep an eye on your dog(s) at all times.
- This home does not have a pack 'n' play or a highchair.
- We ask that you are mindful of your usage with the BBQ, fire pit, and dryer, as this home runs on propane.
- This home is not ideal for young children. There are lots of stairs, there is no lifeguard, and the swimming pools are not fenced.
- Both of the saltwater pools are heated by solar panels and not by a traditional pool heater where you have the ability to change the temperature at will. Solar heating is dependent on environmental conditions, so it may not provide consistent warmth throughout the year, especially in colder seasons. The water temperature cannot be changed at any time. Please expect the pool water to be in the 70's (degrees) in the cooler seasons and higher in the summer season. You still have the ability to heat the spa.
- Please refrain from jumping from one pool to another. No diving.
- The loft area is considered a bedroom and can sleep up to 6 people. There is no physical door, but there are curtains to provide privacy.
- There is a projector with an HDMI cord to connect video game consoles to the projector (Xbox, Playstation, etc). You must bring your own console, controllers, and games.
- Please note the door from the master bedroom to the backyard is not operable and is locked off.
- The fireplaces are to not be used.

CANCELLATION POLICY
- A thirty (30) day notice is required for cancellation. Cancellations that are made more than thirty
(30) days prior to the arrival date will incur no penalty, aside from a $500 restocking fee.
- Cancellations or changes that result in a shortened stay, that are made within 30 days of the arrival date, forfeit the full advance payment (not including deposit and cleaning fee).
- Cancellation or early departure does not warrant any refund of rent. If you wish to shorten your existing reservation with VRBKIM, and your reservation is further than 30 days away, we do charge a $100 restocking fee to make this adjustment.

Parties and Overoccupancy Policy:
- If the guest violates any of our rules regarding noise, parties, or overoccupancy, and the host receives complaints from neighbors, a $500 fine will be imposed per occurrence. In addition, should these allegations be found true, the guest will be subject to immediate eviction without a refund.
