Outfitted to host large groups, this massive Smokies getaway is ready to welcome up to 40 guests! Welcome to Boon, a luxury mountain retreat with extensive amenities and entertainment. Enjoy a swim in the indoor pool (no matter the season), or take in the fresh air from the balconies or sizable covered deck with plenty of lounge space, an al fresco dining setup, and a dreamy hot tub.
Inside, Boon boasts eight bedrooms, each with a television and a private ensuite bathroom. Full-group meals are a breeze with dual banquet tables in the dining room and double appliances — refrigerators, ovens, ranges, and microwaves — available in the kitchen. Get competitive in the game room, where you'll find foosball, billiards, and air hockey, or settle down for a film in the movie room outfitted with electric leather recliners.
You'll be able to take advantage of high-speed internet throughout the home, parking for up to 10 vehicles, and even an electric car charging station. This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.
As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.
Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.
There is nothing more important to us at AvantStay than the health, safety, and experience of our guests & staff. We've enhanced our cleaning and sanitation protocols and are taking extra care to disinfect all surfaces between reservations with hospital-grade disinfecting solutions.
As a reminder, we do work with 3rd party vendors to maintain the property, and although we adhere to the strictest CDC guidelines and advise all contractors to wear PPE equipment, we can not always enforce. We strongly advise guests to please deny access if any vendors fail to meet and adhere to these standards.

Great house with nice location. Had a 2 family vacation and had plenty room. The heated pool was wonderful. The double appliances made everything so much easier.

Our stay at Boon was memorable! From the time we arrived early, we were pleasantly greeted by the housekeeping staff that were finishing up preparing the house. They took time out of their busy schedule to provide us with great locations to visit and tips on bear prevention. Now, the house was everything would could’ve asked for. From the double appliances to living spaces, and amenities for the kid was fabulous. After a long day of hiking, sight seeing, and just taking in everything the area had to offer it was amazing coming back to the Boon House at the end of the day. The Boon House offers peace and tranquility and is only a 20 minute to the hustle and bustle the town have to offer. Needless to say, The Boon House is as advertised!

This cabin is wonderful. We had a pleasant experience from check-in to check-out. The amenities, space, and layout were very comfortable for our group of 28. We drove a 30-passenger shuttle bus, so access to the cabin and parking (during the summer time) was easy. Our only issue was related to a few minor items regarding cleanliness and supplies:1. One of the showers had mold/mildew in it. 2. The two grills were pretty disgusting with leftover food inside. Also, out of the four propane tanks, only 1 of them had gas. This was disappointing, as it somewhat disrupted our lunch plans one day, including no grill tools (only tongs, no spatulas to flip burgers). 3. The air hockey table cord was shredded--doesn't work.4. One of the fans in the upstairs outdoor patio doesn't work. Overall, we would definitely stay here again and do recommend it for a larger group - you just might want to check the propane before you plan a big lunch.

Our large family stayed here for 4 nights and had such a blessed time. There were 32 of us (age 1 - 70 yrs) and everyone was so pleased with the house, large deck, wonderful bedrooms, spacious kitchen, and swimming pool. Thanks a lot and God bless you! Places like this help us make memories as a family and keep our relationships strong.
