GIOVANNI'S HOUSE offers an optional hot tub for your exclusive use.
Inviting detached house in Pratovecchio Stia, just a few kilometers from the Tuscan art cities of Florence and Arezzo (about an hour's drive).
On the first floor, 60 m².
The entire house is rented to a group and offers two bedrooms for up to six guests.
Guests have access to two bedrooms (double or twin beds), a bathroom with a window (shower, sink, bidet, and toilet), a living room, and a beautiful kitchen with a dishwasher, sink, countertop, four-burner stove, oven, refrigerator/freezer, extendable round table with chairs, and satellite TV. A storage room is also available.
NOTE: For reservations of up to 3 people, only one of the two bedrooms is available.
The house is also suitable for those traveling without a car, as it is centrally located and just steps from the train and bus stations.
The entrance offers a magnificent view of the beautiful park with centuries-old trees on the banks of the Arno River. The garden features a cozy pergola, table, chairs, a charming barbecue area for delicious grilled meals, a solarium with loungers, and a children's playground. The owner lives opposite Casetta di Giovanni with his family of three and a dog in a separate building. The other side of the property borders a public road.
The owners delight their guests with their specialties both upon arrival and in the middle of the week.
The Adriatic Sea is about a 90-minute drive away, while the Tyrrhenian Sea is about 120 minutes away.
Excursions to the Poppi Zoo, the Sanctuary of La Verna, the Camaldoli Hermitage, and the Casentinesi Forests National Park are available.
Florence and Arezzo are a 50-minute drive away, while Siena is an 80-minute drive. From Arezzo, Rome can be reached by high-speed train in just an hour and five minutes, ideal for day trips to the capital. We look forward to welcoming you. The Mattoni family

Quaint and comfy! Perfect for medium groups who don’t mind sharing rooms. The host is very upfront about it being near the main road and traffic noise is certainly present. Would not recommend as a quiet place to work but it was perfect for our group attending a local conference as a place within walking distance with a kitchen. The host Monica is very friendly and brought us homemade pasta!

We were underwhelmed with our stay the house wasn’t very clean we found cobwebs, garden furniture was dirty we had to wash it,the advert is miss leading the photos need updated they describe dining and living area but this is all the same area , it would be better described at two apartments in main advert than a 4 bed house , the outdoor space is in the neighbouring garden that we were told we could use but it felt very Strange and not at all private the hot tub was at an extra 250 euros for the week they say free WiFi but then the lady tried to charge me an extra 4 euros a day until I pointed out it was advertised as free she sent the WiFi over but signal was awful
