About this house rental
Welcome to the lower level of the Sunrise House on Lake Ann in beautiful Bella Vista Arkansas! A few blocks to the Back 40 trailhead and only 15 minutes to downtown Bentonville. You will not find more beautiful views in NWA with a park like setting, limestone cliffs, waterfront with firepits and use of kayaks and paddleboards. It is a place of both play and peace!
This rental is the primary rental of the house and is the complete lower level with its own private entrance. It sleeps 6 people. This can also be rented as a one bedroom(see listing for Sunrise House Lower Level One Bedroom). For additional rental space see the listing for The Sunrise House on Lake Ann Apartment(sleeps 2). It is an amazing family get away with 3 private bedrooms and 2 full baths, full kitchen with coffee bar, ping pong table, 65" tv, amazing deck with table for 8 and couches with fire table. All this on beautiful Lake Ann with its great fishing and amazing limestone cliffs. On the waterfront there is a firepit and multiple paddleboards and kayaks for your use(as well as pfds). Come cook smores on the fire by the lake or read a book looking out over the most peaceful views around!
Parking in front of the house is limited to one car due to the small area of driveway in front of the garage and hills around which make it difficult for cars to maneuver by the house. However there is a gravel parking area up on the top of the driveway. It is a fairly steep driveway!
The paths(limestone steps and gravel) to the lake are fairly steep but definitely worth it! The outdoor firepits, rock dock area, kayaks and paddleboards are common property and are shared with myself(I live alone on the main level) and other renters of the apartment above the garage(2 people max). Currently there are 4 kayaks and 4 paddleboards for shared use.

The house was very well-appointed, and we had a wonderful time there. We enjoyed exploring the Bella Vista and Bentonville area, plus, my husband logged lots of miles on the Back 40 Trails. We also thoroughly enjoyed the amenities provided at the lake, like the kayaks, paddle boards, and floating mat. The host was very friendly and responsive, and we hope to go back sometime in the future.

Place was very nice, clean and plenty of room. Probably the nicest beds we have slept in on a vrbo. Guest was very helpful and friendly.

We absolutely loved our stay at the Sunrise House! It’s on Lake Ann, a quiet small lake where we enjoyed fishing, swimming, paddle boarding and kayaking. We caught several fish including a 14” bass right off the dock! Dan, the owner has a beautifully designed property with so many detailed amenities including free use of kayaks, paddle boards, life jackets, floaties. He is building a really nice dock which is the perfect place to hang out on the water.
He was a wonderful communicator, kind and responsive. We had every last thing we could have needed and more.
Just an FYI, this house is at the top of a steep hill which you have to go up and down to access the lake. While our active family had no problem, I would not recommend for those not fit to hike a steep graveled hill or super young kids.
This is a 3 bedroom, 2 bath flat with full kitchen. There are no en suite baths. The owner is on the floor above and we saw him occasionally but he was not intrusive and we did not hear noise from him living above. The house is 10 minutes to Bentonville and any restaurants or stores you might want or need but when you’re at the house you feel like you’re away from it all.
Our family would love to go back and highly recommend this lovely and well kept place.
