Spacious, clean and well equipped. Location was ok and 20mins walk from beach and the strip but we spent a lot of time in the villa as it was so nice.
Bedrooms in the main house were all lovely and had plenty of bathrooms for the amount of people.
Bar downstairs was great to store drinks/food for when we were around the pool and BBQ area was well used as well.
Communication was good and they answered my queries quickly.
There are only 6 sunbeds, no Bali bed and no hammock like in the photos, which is not enough for 13 people.
The two rooms which are located downstairs in a separate area where the bar/seating area is don’t have air con and they were extremely hot and uncomfortable.
The description of the beds in the rooms on booking.com is different to what was provided but we adapted and made it work.

Location very good, clean and well presented
The villa kept losing electricity every other day and the hot water tank no bigger enough for the villa everyone had to keep having cold showers!
