This newly renovated upstairs unit is the ideal set-up for your families next vacation. Take in the sunshine from your front balcony, grab your surf board and walk just a few short steps to the very popular 40th street beach, and cap the night off with a sunset barbecue. When you step inside the unit, you will feel like you are at home with state-of-the-art appliances and nice comfy beds. Here's what you'll find:

LIVING/DINING ROOM:
- Sofa set

- Dining table with seating for 4

KITCHEN:
- Open to the living/dining areas
- Counter seating
- Fully stocked w/ dishes, utensils, cookware, bakeware
- All large and small appliances
- Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)

BEDROOMS:
Primary Bedroom: King bed; TV
Bedroom #2: Full size bed
Bedroom #3: Two twin size beds

EXTRA SLEEPING ACCOMMODATIONS:
To fulfill the maximum occupancy, 2 twin trifold floor mats (best suited for children) along with extra linens/pillows are provided. Twin rollaway beds can be rented in lieu of mats, if desired. Make arrangements with our office in advance to ensure delivery in time for your arrival.

BATHROOMS:
Bathroom: Tub/shower combo

LINENS:
All bed, bath, kitchen, and beach linens for the maximum number of guests are provided as part of the cleaning and linen fee and are neatly prepared for your arrival.

- General free street parking throughout the neighborhood when available

RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: large ice chests, wagons, Pack n Play portable cribs, portable high chairs, rollaway twin beds, and much more! Contact us for more information.

PETS:
This home welcomes up to one pet (dogs only). Size and breed restrictions apply. All pet arrangements must be coordinated with our office in advance and approved in writing, and a non-refundable pet fee will be assessed.

CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.

SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.

Family of five- 2 adults and 3 children under 13. Check-in process was smooth, communication with host was professional, friendly and fast!There were many small issues we contacted the manager’s office about and they fixed everything the days we messaged. The condo doesn’t have a lot of character - that’s not necessarily a ding but more of a heads up for future occupants. It definitely feels like you are staying at a nice motel by the beach. Parking is a nightmare (forewarned in the description). The garage is shared so very tight space - watch your head as you enter the garage when it’s fully occupied. The home was crisp and clean and finally a rental with comfortable beds!!! No AC but there are ceiling fans. We slept with fans on and the windows and bedroom doors open because it got so stuffy and it’s not even summer. All of that said: this place is an absolute bargain for the proximity to the sand. You get your own place to park, you can hear the waves from the front door, the locals are fairly tolerant (understandable - almost the entire block is rentals and people are coming and going all week), and the management company is really on top of things. Everything went so smoothly, we would absolutely stay here again.

We had two adults and 5 kids and we slept comfortably. The shower drain is slow, but other than that it was very nice for our needs. Thank you!
