About this villa rental
The villa lies 20 km southern of the lovely Umbrian town of Todi, 40/50 kms from the well known cities of Spoleto/Orvieto, 110 kms northern Rome and 1km from Avigliano Umbro (shops and restaurants at 1,2-1,5km from the property). It's a detached villa with private garden and pool at 1km from village and shops/restaurants. The whole property is for private/exclusive use of the tenant. From the terrace on the first floor you can enjoy panoramic views on the surrounding landscape. There is parking space for 4 cars on the northern side of the building. On the southern side of the villa there is a 10 by 5 meter pool (depth: 1,2 to 1,5 meter) + 1,5 meter roman stairs. The pool area is equipped with beach chairs, garden chairs and parasol. Between the villa and the pool there are different trees that provide a lot of shadow areas. In front of the villa there is a large porch with table and chairs for 10 persons and there is also a ping pong table nearby. At few meters there are a barbecue and outdoor oven at disposition to cook. The villa is suitable for 10 persons + babies. There are 5 bedrooms, all are equipped with air conditioning. The bedroom and bathroom on the ground floor are suitable for wheelchair users. The whole ground floor is without steps. The villa has on the ground floor: large porch with tables and chairs for 10, kitchen with table for 6, dining/living room with 8 sofa seats and dining table for 10, 1 bedroom with double bed and a bathroom (with shower). On the 1st floor there are: 1 bedroom with double bed, 3 bedrooms with two single beds (two can be joined upon request), 3 bathrooms (all with shower) and the roof terrace for relaxing and enjoing the panoramic views. The villa is equipped with all the most common household appliances (dish washer, washing machine, coffee maker, kettle, microwave, stereo / CD player, DVD player, Wi-Fi internet connection, hairdryers). The garden is fenced and there is an entrance gate. Supermakt and some other shops are available in the village Avigliano Umbro (1 km far away, easy 10 minutes walk). There are also 3 restaurants, a restaurant/pizzeria (La casareccia) and two restaurants (La Lanterna, La Locanda). The speedway E-45 Perugia-Terni is 14 kms from the property.
We have local contact with drivers if interest for transfers and chef's for cooked lunch/dinners a or a cooking class.

Green and nice garden. Clean house. Nothing luxurious, but great for our extended family vacation with children.
The kitchen is not so big, but functional. Although missing sharp knives.
There is a road nearby which has some traffic in the morning and the late afternoon. You don’t see it, but hear some cars once in a while. We did not get disturbed though.

The villa was an excellent venue with very good facilities and enjoys an impressive vista. We were able to visit local towns with ease and we all enjoyed the peace and tranquility of the location. Information was provided via texts from the local agent when we had queries but we were surprised that there was no welcome pack / information about the local area - rubbish collection days / local restaurants/ local shops/bakers etc which we were able to find out by ourselves in the end. We would recommend the owners leaving some water in the fridge as a minimum welcome as the first thing we had to do was locate the nearest supermarket on our phone. The disabled access bathroom would also benefit from some grab rails in the shower. Other than this we were very happy with our stay and would certainly recommend the villa.

We had a great week in Umbria where we discovered many nice places. The house was spacious and well equipped. Most of all we, both grown-ups and children, used the swimming pool area located with a beautiful view.

Fantastic villa in beautiful surroundings! Very nice and large pool in a beautiful garden. Not much tourists in the area, very genuine experience. Nice restaurants on walking distance. Good location if you want to explore the rest of Umbria and Rome. Everything went very smoothly with the owner and everyone else involved. Quick response if we had something to ask. I can gladly recommend this villa for your next Italian holiday! ♥️
