Newlands Farm Stables

The room was lovely, perfect size for 2-3 people to be comfortable, and both the double bed and sofa bed were extremely comfy, even had ensuite bathroom with sink, toilet and shower and a little kitchenette with fridge, microwave, kettle, toaster, crockery, cutlery, utensils and bbq tools. Everything was well thought out and the outdoor area was perfect, with chairs and s picnic bench on the decking. We had our own gas bbq, use of a fire pit and pizza oven. There were lots of little touches to make it feel more homely such as dog walking field, hose for filling a little paddling pool, toilettries in the bathroom, etc. Lovely little pub called the Punchbowl up the road but the walk is down a very narrow road so walk with caution. And you're only a stones throw from kendal main town. Ray was very helpful and responded to my phonecall straight away to arrange early arrival to keep the dog out of the heat.

The parking was a bit of a nightmare as layout made reversing or turning impossible and the wall meant anything bigger than a little corsa type vehicle had to be parked up against the farm fence line, and no other parking available near by. With 3 stables and the cleaners car, there definitely wasn't room for all of us and couldnt park outside the barn as kids were playing out with the hose. One or two of the locals were very rude, yelling at us to "use the bypass", when we were driving back from Kendal, assuming we were trying to cut through rather than get to our accomodation. Not a reflection of the lovely stable owners but does ruin the holiday when youre made to feel unwelcome by locals.

Great peaceful location off a country lane and opposite a field of sheep- basic and compact accommodation but clean and functional. As it is a sunny weekend we enjoyed dining and chilling outside. Short drive to Lake District hikes and attractions.

Good location, just outside of Kendal, peaceful for the most part (there is a train line very close by). Reasonably priced. Good shower as in water pressure.

Not the cleanest of places (the rugs need a serious clean) and the place needs some updating. The sofa bed had a funny smell to it, so not the best of experiences for the person sleeping on it, it was also not very comfortable. Barely any space left with the sofa bed in use. Also, there is no storage, so if you are there for longer, you'd struggle with your things. The water in the bathroom sink and shower drained slowly.
