Close to the beach and in Kemptown, this is perfect. Charming, comfortable, clean. All good.
They even stored my bike. Above and beyond.

Great location for visiting Brighton. We booked to go to a concert at the Brighton centre. Everything was in walking distance.
Personal preference but the bed was too hard for us. Otherwise we really liked it.

The bed was very clean and comfortable, the hospitality tray thoughtful (all Clipper) and the Damana toiletries good quality. The internet connection was also excellent.
At some point the Art Nouveau decor probably looked fresh and dramatic, but now there is peeling paint, mould all over the shower, a window that looks like it hasn't been cleaned for a year. As single rooms are on the small side the cumulative effect is quite depressing.

Good location. Seconds from the seafront. For a tonight stay the small single
Room was adequate. I wouldn’t have wanted breakfast with such nice cafes in Kemptown.
Being on the ground floor meant the room was quite noisy. The owners live in the basement and chattering could be heard word for word, washing up clattering and dogs barking until 11-1130 at night.
