We loved the hotel, totally exceeded our expectations. This is a family owned and operated business which made it even more special. Should we ever be in the area again, we would definitely stay there and will recommend family and friends as a wonderful place to stay.
There was nothing we did not like about the hotel.

I liked the kindness of the owner, he was very helpful and provided all the information I needed. Also, I rented a car park from the same owner, and he personally took me there (just around the corner) and gave me the remote control of the parking lot main door, which I kept until my checkout. I also liked the room, it was very well equipped, extremely clean, and very well heated. To the point that it was a bit too much but I didn't know how to turn it off (not a fuss though, maybe just suggesting to put a small instruction note nearby, thank you!).
As the night approached, I could still hear some noise coming from a nearby disco pub, their voices were very close and they went on up until 2am. This is not an issue with the structure of course (they are two separate businesses) but just it was a bit annoying.

Very friendly, kind and helpful staff ready to help in any way. Lovely atmosphere in residential part. Great terrace (even though it was raining).
The room we very in keeping with the whole "Ferrara theme", though not sure about the Modigliani connection - other than prints of many of his paintings adorn the walls, and as a fan of Modigliani this was far better than some hotel "art"
Exceptional price/quality ratio. For a one night stay it is fantastic value for money.
Excellent wi-fi.
Slightly disconcering that the breakfast room was part of a public bar. I like fresh fruit with nuts to put in plain yoghurt for breakfast, but this was just like going to a bar. So no self-service options, though commercial yoghurt was available, as were (cold) hard boiled eggs.
