Location was perfect. Literally between the lake front and the road that runs around the lake, which we viewed as a massive positive. Sitting on our balcony with a view of the lake and watching Vespas and Fiat 500s zip past. What's not to like! Proper Italian vibe. We had a flight of steps opposite, which led up to the local (small) supermarket and a couple of restaurants. There was a bus stop right outside and a boat terminal 200 metres away. The accomodation was spotless. Super shower. No air conditioning but 2 fans in the room were quite adequate during the night. Views from the balcony which had a wind out sun shade were excellent, particularly for the fireworks displays dotted about on the lake. Sabrina was the perfect hostess. Exactly the right amount of communication. Helped us navigate past a general strike on our day of departure by organising a taxi, which felt like a Limousine!! Having breakfast items provided was a lovely touch, as was the Prosecco on arrival AND again on departure. We absolutely fell in love with the place and our hosts. We will definitely be going back.
We sat for 10 minutes considering this and couldn't think of a single thing that we didn't like. Parking is difficult, but it's difficult everywhere on lake Como.

The location of the property is great, providing easy access to the lake ferry services, or for a quick (~25 minutes) drive in to Como by car. Plenty of good restaurants and several nice local bars within ten-twenty minute walk.
Facilities in the property are good and make self catering easy - just turn up with food and off you go.
Nice shared kitchen area with room and tables to eat, and Sabrina kindly provided coffee pods and cake!
The public decking area is very nice and has an uninterrupted fantastic view right on the lake.
Car parking is a challenge at the property as there are only two spaces outside and as these are public spaces then anyone can park in them, to visit the lake, go for a walk etc. There is some payable parking space at the closest hotel (Imperial) which is currently being renovated. However, the parking is limited to 4 hours between hours of 08:00-00:00, so this means to get through to morning and needing to leave by 8am you will need to be parking by 8pm. If you want to stay in bed or be later than 8am the next morning then you will need to factor in how many hours of your allowable four hours you use before midnight.
The other thing we found frustrating (only small frustration) is the main front door which is quite heavy with an overly strong spring which has a habit of swinging shut as you are trying to walk through it. One of our party got caught on the thumb and if this had been a child it could have been a painful injury.

Great location, on the Lake.
My room did not have a toilet in it, had to cross the hall way to use it.
