Our entire family was most excited about this rental during our time in Italy and it exceeded all expectations! Our host could not have been lovelier, in fact, I told her that our family now calls her Nonna.
She was great at communicating before, during, and after our trip. She picks us up at the train station with the biggest smile and her contagious laugh and she didn't allow the language barrier to interfere with her caring nature.
The house was fantastic and literally has Vill d'Este as the backyard even though you'll have to walk quite a ways uphill to actually enter it (worth it). You can hear the waterfall from Villa d'Este from the patios of the house. We rented both houses and had access to both of them from the front of the property with keys and the back of the property with the shared, and oh so lovely 2 level patios.
My only regret for this property is that we couldn't stay longer and that we didn't have more time to talk with "Nonna".
Tivoli in itself is so incredibly charming. Every turn is picture worthy, so much so we did an impromptu photo shoot right outside of our front door and down the connecting alleyways. You're also walking distance from Gregoriana. I highly recommend to set time aside to explore it.
We all agree that if we ever make it make to this part of Italy, this property is at the top of our list.
Try to plan ahead of time for meals if you are going to be there on a Monday, as many restaurants are closed. We found something, but it took some time when we were all hungry. I wish I had planned that better from home to be more prepared and have a better dinner experience. Not the fault of the property, at all, just something to note in your planning efforts. I don't have anything bad to say about the property or host. We loved both!!!

Location over looking the gardens was fantastic. The location in the old centre was a great experience.

We loved everything about it especially sitting out on the balcony and the view was spectacular! The host, Gina gave us a ride to and from the train station since we had a lot of luggage. She was an absolute delight!
