River Oaks Lake House is all about space, fun, and relaxed lake life. Not a stiff “look but don’t touch” vacation home...this is the kind of place where families spread out, kids run barefoot through the yard, everyone grabs a different game or TV, and the day somehow ends with a sunset over the water.
Set on a large grassy waterfront lot at the meeting point of Lake LBJ and the Llano River, the home gives you the best of both worlds...calm lake water in one direction and river adventures in the other. Whether your group wants swimming, kayaking, floating, fishing, yard games, movie nights, or simply sitting outside with coffee watching the water, there’s room and options for everyone.
One of the biggest things guests love is how easy and enjoyable the water is here. The area in front of the home is usually shallow with a soft sandy bottom...great for kids, wading, floating, swimming, and relaxing without heavy boat traffic. The sandy channel can reach around 5 feet deep in spots and leads across to a large sandy beach area that’s perfect for exploring, picnics, or letting kids burn energy.
Feeling adventurous? About 1½–2 miles upriver is a local hidden gem known as “The Slab”...a granite rock area with natural rapids, swimming holes, and smooth rock formations that make for an unforgettable day. The ultra adventurous can even float back down the calm river to the house when conditions allow.
Prefer deeper water? Head the opposite direction where the lake gradually deepens for fishing, swimming, and paddling. We provide 3 kayaks and a canoe at no extra charge, making it easy to explore both the river and lake side.
Back at the house, there’s plenty of room to spread out and unwind. Multiple TVs, recreational games, indoor and outdoor hangout spaces, and the huge lawn mean everyone can find their own version of fun without feeling crowded.
And while the property feels peaceful and tucked away, you’re still conveniently close to everything you need...restaurants, local shops, and H-E-B are about 4 miles away. Lighthouse Country Club is roughly 2 miles away, with Legends Golf Course just a bit farther.

Please note that our property sits in the sandy Llano River arm of Lake LBJ where the water is naturally shallow near the home. Many boats will not reach the dock area. Pontoon boats, flat-bottom fishing boats, and jet skis have accessed the property successfully depending on conditions, but water depth and channels can shift naturally over time. Feel free to reach out with questions before bringing or renting a boat. **What this does provide is private, boat traffic free water frontage!

I have a group of old high school friends now in our 50's who have stayed at this property several years. The house is in great shape. The rooms are always very clean. The kitchen has plenty of items to cook large meals. The view of the river is excellent. We plan to stay here again next year.

This is a beautiful property - book it now! The house is just as described and has plenty of space and amenities whether you’re staying with just your family or a big group! The kitchen is well stocked and everything very clean. Chad and Gabby are excellent and responsive hosts. There are many hang out spaces inside, but the backyard and river is the show stopper. We’ve booked here twice and will definitely be back!

The place was perfect for us. Really a unique place with the walkout basement/bedroom downstairs. Everyone had plenty of room and the game room allowed for adults to relax with each other while occupying the kids. We all really liked the place and location and discussed making this place part of our routine family fun.

Our stay was idyllic. We travelled up from San Antonio for a getaway with family friends and we had such a great time. The house has a cottage feel on the inside, and the kids (3 9 year olds and 2 five year olds) were immediately drawn to the game room. There was a bed for each of them and they lived/slept in the game room instead. The linens and pillows were HIGH QUALITY and made sleeping incredible. The real joy in this house is outside though. The backyard slopes right into the Llano River which is such a dream. We had grandiose plans of seeing 2-3 State Parks and we could NOT get pulled away from the dock at home and the river beneath. We spent all of our time with a drink in hand on the dock or in the river. The water was warm like a hot spring but not stifling. It was shallow enough we were able to set up a canopy homebase in the middle of the river, and the kids swam and kayaked around as we watched (or joined them). The kayaks and canoe got several hours of use and we were so stoked to have access to them. We also enjoyed high end pots and pans and Blackstone grill. Half of our group comprised of seasoned travelers and we all were happily surprised how nice the little things like kitchenware were there and grateful. Can't wait to go back! Still dreaming of the river under the pecan trees.
