Just 10 minutes from Holiday Valley, settle in at home with 2 Master suites, 2 bedrooms with shared connecting bath and 1 private room. Includes spacious kitchen, porch to store all your skiing gear and washer/dryer. Includes 100+ gbps WiFi, Spectrum Cable TV, BluRay/DVD with a video library, fire pit, air hockey and foosball to let you relax after a long day on the slopes or adventures at Holiday Valley.
Hot Tub provided to enjoy after a day on the slopes.
An optional adjacent 1 Bedroom suite with Sleep sofa and kitchen is also available upon request with home access and separate private entrance (sleeps 4). Now with Luxury Vinyl Plank flooring and new carpet. This space is required for groups with 14-19 people, so you can all sleep comfortably. Now with Sony Playstation and dozens of games
On our 200 acres of land runs the Mansfield creek for fishing, etc... We are also adjacent to the county Snow Mobile trails (S36). Check out the Snowbounders site.
We are also located on the Amish Trail with a variety of Amish crafts and sights to see. You'll likely see a horse and buggy ride in front of our house every day.

This was an ideal property and location for our family reunion group of 13 (without needing the additional suite). The large living room and back porch both provided great spaces for gathering and time together. The nearby town of Ellicottville (about 11 minutes away) offers numerous walkable restaurants and shops.The listing, as far as I have found, does not include very many details about the air conditioning. There are two window AC units in the house (not counting the suite, which we did not use), located in two of the upstairs bedrooms. There are ceiling and/or portable box fans, as well. This was sufficient for our group with the weather we had, but be aware that not every bedroom (or other areas of the home) has (have) AC.Would stay again with a similar group size if coming back to this area. We had a wonderful time here.

We were a big group and found this property for long weekend. It is at nice location, ample place for all. Owner was quick to respond to any questions we had. We enjoyed large family area, music, hot tub, fire pit and then all greenery around. There are places to eat around, things to do and Niagara is little over an hour drive. We had minor incident with a furniture piece and glad we had insurance. Great place for big group, out in farms.

This property was wonderful. We had a little issue on the first day but the owner took care of it right away and even gave us use of the Suite at no extra charge for the weekend for our inconvenience. The only reason I didn't give 5 stars is because there is absolutely no water pressure. Showers were quite a challenge. Other than that, we really enjoyed our stay.
