About this house rental
Beautiful 5 bedroom, 3 bathroom Newport Beach/Balboa Peninsula house. 2800 sf. residence fully rennovated in 2015. Located on Ocean Ave, it is a very brief walk to the sand.
Equipped with free Wifi & Flat panel TV's in each bedroom plus the family room. Two balconies off the front bedrooms and private courtyard area. Just seconds from the sand at the most desirable part of Newport Beach. Gourmet kitchen with granite counter tops and top end appliances.
Appliances: Dishwasher, Refrigerator, Trash Compactor, Stove, Oven, Microwave, Wine Fridge & Outside Gas BBQ. Full washroom with washer & dryer.
Tile floors throughout the house.
4 bedrooms equipped with queen beds and one with a full. Two with french sliding doors and balconies.
Beautiful garage with 6 bikes and an exterior shower for rinsing the beach sand off.
Large front patio for outside dining or hanging out and enjoyinhg the weather.

We ALWAYS stay here. Great property for a family. Great amenities and so many items - bikes, chairs, umbrellas, beach towels. Everything you need. Great floor plan and a fantastic location . WE LOVE THIS PLACE. We have stayed here multiple times. It won’t dissapoint you

This property is amazing and the amenities are perfect, HOWEVER, I wish we would have been warned about the construction next door nap time was difficult for our granddaughter and you could not enjoy the patio due to the noise
I was disappointed, I have stayed there before and love the property. Just wish I would have been told about construction. Kind of ruined the stay a little

Proximity to the beach, beauty of neighborhood, layout of the large home, fantastic front courtyard, bikes in the garage--all 5 star.
Broken deadbolt in side door, broken bathtub drain stopper, couches in very poor shape, dirt and dust under beds, lack of basic office supplies, lack of clear instructions of how to navigate things in the house (we're used to VRBOs having a binder of information)--2 stars.
Property manager failing to take care of concerns throughout stay, failing to demonstrate knowledge of house, failing to show up to check in on things as promised, filing fraudulent claims for damages--all 1 star.
Full disclosure: we were supposed to check out by 11am. We left the house with all luggage and house in beautiful shape at 11:45. The owners showed up at check out time (where were they or the property manager when we needed things attended to throughout our 10 day stay?) and were rude and raised their voices to to us. Yes, we should have been gone already. No, you do not talk that way to paying guests who just spend a significant amount of money for a 10-day stay in your guest house.
Unfortunately, to add fuel to an already smoldering fire, the property manager filed 2 damage claims, both of which were unjustifiable.
Regarding “2 hours extra cleaning time”—We were supposed to check out at 11. We left at 11:45. Perhaps he could have charged us for 45 minutes of the cleaning crew's time. It’s pretty basic math.
We left the home in glistening order, as we had washed, dried and folded a stack of 12 towels, and we had not used a single dish since we brought all of our own.
Regarding damaged drain stopper: we contacted Brian M. a few days into our stay, via email, and shared that the drain stopper was broken. He responded by saying he would be in to check out some of the issues in the house. He was a no-show. As a make-shift, we used a wash cloth to stop up the drain for baths, and now he is claiming a significant sum for the repair! A quick google search for a similar drain stopper indicates that a new one can be bought for under $11, which is what he should have done for us during our visit.
In summary, we had a great stay. We were slightly disappointed with some aspects of the home, yet we would have been ready to overlook them all and leave a 5 star review, had the service been so much better.
