The location was fab. My room was breathtaking! (no.15 - the BEST!!) And Rita on Reception was adorable, and really great to liaise with. The Sisters were also a quiet reassuring presence, and I loved the background of prayer and worship, even though I'm not religious.
Breakfast is my ONLY criticism! It was simply terrible. Inedible! Awful machine coffee, white bread, sugary processed food - nothing healthy to eat at all. I went out!

Convenient location. Extremely friendly and helpful staff (i.e. Rita). Private parking on-site. Clean and comfortable rooms even if on the basic side. Nice continental breakfast in a large room with a great view. WIFI is free and worked great.

I have stayed here several times. It is always my go to place in Orvieto. Not many amenties, but it iis clean, staff is awesome and location is convenient..
Showers could be a little larger. A large person would not fit in it. If you are looking for amenities, they are not many.
