POOL is shared with guests of the apartment GIULIA!
A dream on the hills of Pistoia with private pool and beautiful views!
Our stone house is located in the middle of an olive grove with 500 olive trees, on the hills of Quarrata few kilometers from Pistoia.
The house is divided into 2 large and completely independent apartments: "FABIO" and "GIULIA", each with 3 bedrooms and 2 full bathrooms.
The entrances of the apartments are located on opposite sides. So privacy and rest is saved even if the apartments are rented getrannt!
Prior to each apartment in the Garden there is a table with chairs and umbrella.
There is also a gazebo where you can sit about 12 people with a long table. THIS IS THE DESCRIPTION OF APARTMENT "FABIO".
The apartment "FABIO" develops on 2 levels. On the ground floor the main entrance goes directly into the furnished with a fireplace and 2 sofas living room. In addition, is the dining room with its French door to the garden and a table for 8 people.
4 steps lead to the kitchen and adjoining full bathroom.
The kitchen goes directly into the garden and is equipped with hob with gas hob, electric oven, fridge-freezer, dishwasher and coffee maker. Crockery, cutlery, pots and pans are available for more than 8 persons.
Upstairs there are 3 bedrooms and 1 full bathroom with natural light.
2 bedroom with double bed (160x200)
1 bedroom with queen bed (140x200)
Sheets, towels and kitchen linen can be provided with consultation and will be changed every week.
The large garden, the pool and parking are included in shared use with the guests of the apartment "GIULIA".
IMPORTANT INFORMATION:
Pool is open starting 15th May through first October week. These dates can slightly change according weather condition.
Heating: according Italian law it is possible to use heating in Tuscany from 1st November through 10th April. Heating costs are NOT INCLUDED in rental price. If needed heating costs will be calculated on real consumption applying costs on the last bill we got.

Great location from which to explore Tuscany. A short train ride to Florence or an hour from Pisa and Siena. Super helpful hosts and great property. Thoroughly recommended.

Very clean and comfortable house. Host Giulia was helpful and friendly. She accepted that it was their error that the pool was not advertised as closed in the spring, which was a shame as the pool looked wonderful in the garden. Great BBQ area with the view down the valley. Many steps in the house made it difficult for those with reduced mobility. Lovely quiet location but not too remote. just above the local town. Ideal for seeing Florence and Pisa.

The villa is absolutely wonderful. The cleanliness is fantastic, and all facilities you would need. Inside space is perfect for 6 guests, and the outside sitting, eating and pool areas are fabulous. We enjoyed the stay so much we decided to miss a day trip to Florence!
Giulia is a wonderful host, communicated very well and made sure we had everything we needed. We were able to try some of the olive oil produced on their property, eat some freshly picked cherries, and the elderly hens even laid us a few eggs one morning!
We would highly recommend this property, and hope to return again soon.
