Location, and the facilities of kitchen, and the toilet.
Bad sound isolation. Noisy neighbour are spoilling the sleep qualities. Room heater is not working very well.

Location.
The small refrigerator in the room apparently wasn't working properly. But our stay was short, and we didn't use it.
