This place has all your basics covered. Good clean rooms, comfy bed, nice staff and decent enough breakfast. It is certainly dated as can seen by the finer details of the room, lots of paint chipping and some staining on the carpet. The breakfast was also offering much less variety than a standard hotel breakfast, the hot food being waffles, pork sausage or boiled egg. However, if you are just looking for a place to sleep this is a great value. The bus stop in front of the hotel takes you right to clifton hill and then the falls. The area felt safe at night and the AC worked great, despite being a bit loud.

The property for money we paid was really falls short. Unclean, outdated everything including g tv and rug.
Staff at breakfast was so rude( especially the female owner).
No curtousy at all.
We had to beg for shower gel and iron as there was none in the room.. back yard super dirty and uncut grass brings up so much insects in our room
