In a private residence, house of 60 m² with terrace and enclosed garden, 2 very quiet bedrooms, access to the sea and trade on foot without passing a road.
Parking space in the residence, 400 m from shops.
The house is on two floors, on the ground floor the terrace with the garden furniture, 4 chairs, two chilean wooden relax chairs, weber charcoal BBQ, full sun at noon, on the ground floor entering the main room of 30 m² with kitchen fully equipped (electric hob, microwave, multifunction oven, dishwasher, fridge-freezer, kettle, toaster, coffee maker ...).
The kitchen is fully equipped for quiet cooking.

Upstairs 2 bedrooms with window overlooking the garden and terrace with a double bed 140x200, 90x200 bunk, and one with balcony overlooking the garden double bed 160x200.

At the end of the Fleurie coast, Merville Franceville Plage is a family resort that has remained authentic, calm and wild, with the Orne estuary in a protected ornithological zone.
13 km from the port of Ouistréham (Ferry to UK), it is close to Caen (WWII Memorial), Cabourg (the same white sand beach)
It is the most accessible Kitesurfing spot in Normandy from Paris. Navigation is favorable with most winds.(in the high tide for beginners and at sea with wide beaches with waves for the more experienced.
The cycle paths pass in front of the residence allow you to reach Caen in 18kms, hiking trails, Merville battery museum, sailing school on the estuary, Kitesurf Kite R Evolution school, golf, horse riding, fishing on foot.
On the seafront, mini golf, swimming pool in summer for learning, fitness area, for adults and playground for children of all ages.

Perfect location for family beach (and more) holiday. Nicely quiet setting. Well equipped kitchen. Bathroom space a bit tight.
