Third time staying the property. Knew where to look and easy to access the keys and then enter the property. All familiar since the previous occasion of visting some 11 months earlier. Nice to see many of the windows in the house have been replaced with models that have integrated blinds and the front door has also been replaced.
As before the combination of the location and general comfort of the property is very hard to beat. This is a nice place to stay.
The basics..
Can sleep 6, but optimal with 4.
You have a convenience store across the road from the entrance to the drive/alley that accesses the property.
You are in the commerical shopping part of Windermere with everything you reasonably would want or need withing 2 minutes (and less!) of the front door. Pharmacy, hairdressers, pubs, bars, cafes and grocery stores all very close by, there is even a very good gourmet wine outlet.
Private back yard with a gravel surface... Nice that there is a decent table and with seating available this year. If only a barbeque grate would be built, then could not be beaten for convenience. Great place to sit to experience warm evening outside.
Windermere itself is a superb base for exploring and accessing the whole of the Lake District. You do need a car.
Free parking pass provided for one car allowing easy parking close to the property in resident only restricted parking bays.
On this trip, we arrived in two parties with two cars. This worked OK with some working around the parking restictions, but easier with a single vehicle.
Good but slow cycle dishwasher. Cycle time 1.5 hours and more.
Washing machine is present. Works OK... but a replacement with a higher load capacity would be better. It is a Bosch unit.
I love this place. Wish I owned it.
The bathroom is enormous. The bath is not. My one real gripe which I have stated in previous reviews. There is more space in the bathroom on the top floor than the third bedroom has next to it. I would switch them around.
Water pressure of the shower is low. Gets the job done at a slower pace.
Living room is a little dark unless you turn on the lights. Minor niggle.
Sofas are vinyl or patent leather.... OK but a little cold.
Some newer non-stick pans would be welcomed.

The location is fabulous, right in the centre of Windermere, within 2 minutes' walk of bars/restaurants/cafes, 15 minutes walk into Bowness, 5 minutes away from the lovely little walk up to Orrest Head with views of Lake Windermere. The accommodation is adequate, the kitchen has everything needed, and the whole place is surprisingly spacious.
The floor in the kitchen was dirty and needed mopping on arrival. The kettle was pottery, and the lid was ill-fitting, meaning when you tipped the kettle up, the lid fell off and broke. I contacted the agency offering to replace it. I was informed that the owner wanted to purchase herself, and I'd receive an invoice. However then I received several messages/emails/telephone calls from different staff members informing me that the kettle lid was missing and that they'd tried to take payment out of my bank but we're unable to!! That'll be because I wasn't with my card and my bank is diligent. I telephoned them again and paid £51.99 over the phone for a kettle that cost £15.99 online.
