Watermead is a spacious five-bedroom country house set in Troutbeck Valley, one of the most beautiful areas of the Lake District. Surrounded by open countryside and rolling fells, this welcoming retreat offers generous living space, peaceful gardens and a private hot tub, making it an excellent base for families and groups looking to explore Windermere and the wider South Lakes.
The Space:
Set in a peaceful and sought-after location near the shores of Lake Windermere, Watermead offers generous living space and beautiful surroundings, making it an ideal base for families and groups exploring the South Lakes.
The house is arranged across two floors and offers five comfortable bedrooms. Four bedrooms are located on the upper floor, including the principal bedroom with its own en suite shower room. The remaining upstairs bedrooms are served by a spacious family bathroom featuring both a bath and a separate shower.
A fifth bedroom is located on the ground floor, providing a convenient option for guests who prefer easier access without stairs. A ground-floor shower room and WC are also located nearby.
The living areas provide plenty of space for relaxing and socialising. A cosy sitting room with a wood-burning fireplace creates a warm focal point during cooler months, while additional living and dining spaces allow the whole group to gather comfortably after a day exploring the Lake District.
The kitchen is fully equipped for self-catering and includes an oven, hob, fridge freezer, dishwasher, microwave, coffee machine, air fryer and a full range of cookware and utensils. A separate utility room houses the washing machine and tumble dryer.
Outside, the property enjoys landscaped gardens and decking areas where guests can relax and take in the surrounding countryside. The private hot tub offers the perfect place to unwind after a day on the fells or by the lake.
As the garden is naturally landscaped with areas of uneven ground, guests are asked to take care when moving around outside and ensure children are supervised at all times. Watermead offers a comfortable and spacious setting where guests can relax, reconnect and enjoy everything the Lake District has to offer.

Guests have full private access to the entire property during their stay, including all bedrooms, bathrooms, living areas, kitchen, garden spaces and hot tub.
Parking is available on the private driveway at the property. Access to the house is through secure electric gates at the entrance.
The house welcomes a maximum of two dogs. Dogs must be kept in the utility area overnight and should not be allowed on furniture or beds.
A travel cot is available at the property if required. Please note that bedding is not provided for the cot.
The Neighborhood:
Watermead is located in Troutbeck, a picturesque valley just a short distance from Windermere and Ambleside. This peaceful area is known for its traditional Lakeland farms, quiet country lanes and spectacular fell views.
From the doorstep, you can access some of the Lake District’s most beautiful walking routes, including paths leading towards Wansfell Pike, Troutbeck Tongue and the surrounding fells. The nearby villages of Windermere, Bowness and Ambleside offer a wide range of restaurants, cafés, shops and attractions.
Lake Windermere itself is only a short drive away, where visitors can enjoy boat trips, watersports and lakeside walks. The central Lakes are easily reached from Troutbeck, making it a perfect base for exploring the wider national park.
Getting Around:
The easiest way to explore the area is by car, and the property provides private parking on the driveway.
Windermere train station is approximately ten minutes away by car and offers regular connections to Oxenholme Lake District station on the West Coast Main Line.
Local taxis operate throughout the South Lakes and can be prebooked for travel to nearby towns, restaurants or railway stations.
Other Things to Note:
Due to the natural landscape and uneven ground in parts of the garden and decking areas, guests use the outdoor spaces and hot tub at their own risk. Children must be supervised at all times when outdoors.
