Villa Cipressi, just steps from a small Tuscan village, is a wonderful country residence recently renovated and furnished.
The property comprises:
- a main villa of approximately 500 sqm on two levels
- a large 150 sqm annex used as a recreation and laundry area
- a wonderful swimming pool
- a 6-hole golf driving range and putting green
- a large park
- car parking
From the villa, you can easily reach numerous destinations of great artistic and cultural interest, such as the Tuscan cities of Empoli (20 km), Lucca (30 km), Pisa (46 km), San Gimignano (60 km), and Florence (66 km).
For beach and sea lovers, the seaside resorts of Marina di Pisa and Tirrenia are just a 40-minute drive away.
INTERIOR:
The ground floor comprises a reading area, a large living room connected to the kitchen, two bedrooms, and two bathrooms.
The kitchen overlooks the property's delightful garden.
The bright dining and living area features a large table, two comfortable sofas, and a smart TV.
Two French windows lead to the large outdoor porch, offering views of the beautiful valley.
On the porch, you'll find a large charcoal barbecue, a kitchen, a dining table, and a relaxation area.
The first floor, reached by an internal staircase, has six large double bedrooms, each with a private bathroom.
Each bedroom has mosquito nets and air conditioning; three bedrooms have a large bathtub.
The bedrooms in the main building have a cooling/heating system and Wi-Fi.
The maximum occupancy of the villa is 16 people.
SWIMMING POOL:
The pool is accessible via a short path from the villa.
It also features a whirlpool area.
The pool area also has a spacious relaxation corner and solarium, furnished with sun loungers.
The pool is not fenced and is open from May 1st to September 31st.
The pool and whirlpool are not heated.
GUEST HOUSE:
The guest house includes a billiards table and a relaxation area. There is also a half bathroom with a washing machine.
PARK:
Villa Cipressi is surrounded by a large park, which also features a small, charming 6-hole putting green and car parking.

Tourist tax: €1.00 per person per night for the first seven nights. To be paid in cash (Euros) upon check-in.
Guests: The number of guests staying in the villa must match the number of guests booked (maximum 16 guests). Each guest must provide ID upon check-in.
Short-term rental agreement: By law, the group leader must sign the short-term rental agreement upon check-in.
