• There is an 24/7 ADT security system in the unit. Code must be entered within 3 minutes or it will be sound and may automatically call local authority.
• The fireplace is decorative only and not for use.
• This home is in an urban neighborhood near the University of Washington. As with many central Seattle areas, you may occasionally see people experiencing homelessness nearby. The neighborhood is active and well-traveled, and guests commonly walk to shops, restaurants, and nearby parks comfortably throughout the day and evening.
• The area is home to many students. Around scheduled trash pickup days, nearby alleys or sidewalks may appear busier or less tidy for short periods.
• This is a historic home. Both front and back entrances require a few steps to enter. The staircase to the upper floor is steeper than modern standards, with a section of slightly lower ceiling height. Taller guests should take care when using the stairs.
• Interior bedroom door hardware is original to the home, reflecting its historic character. Locks function properly but are not modern hotel-style locks.
• Water pressure is typical for an older home and may feel slightly lower than in newer buildings, though showers function normally.

A. Respect the Home & Neighborhood

This is a residential area. Please keep noise low at all times and observe quiet hours from 10:00 PM to 7:00 AM.
Parties, events, or gatherings beyond registered guests are not allowed. Exterior cameras and a noise monitoring system are in place. Violations may result in reservation termination and a $300 fee.



B. Clean Air, Allergy-Safe Space

This is a non-smoking, non-vaping, and animal-free home due to allergies.
Any smoking or unauthorized animals will require additional remediation and may result in $300–$1,000 in fees, depending on the situation.



C. Care for a Historic Home

To help maintain a clean and comfortable indoor environment, we kindly ask guests to remove shoes when entering the home.
Please treat the home with care and leave it in reasonable condition.



D. Check-In & Check-Out Timing
• Late check-out is not available.
• Early check-in may be possible with advance approval and a $200 fee, subject to same-day cleaning schedules.



E. Trash & Departure

Please place trash and recycling in the appropriate bins. If unsure, you may leave items inside for the cleaning team.
Double-check for personal belongings before departure. Lost items can be shipped back upon request ($50 handling fee + shipping).

Any fees reflect the actual cost of cleaning, odor removal, or operational disruption, not penalties.
