This relocation-ready property is designed to feel like a true home-from-home, ideal for families, professionals, and long-stay guests settling into York.
The home features a bright living area connected to a dining space and a fully equipped kitchen, making it easy to share time together, work remotely, or enjoy everyday routines.

Bedroom 3 – Single bed
In the living room, a comfortable sofa bed is provided, offering additional sleeping space for larger groups.
Hotel-quality bedding, blackout blinds, and storage are provided to support comfort and rest.
The kitchen includes a hob, oven, microwave, fridge-freezer, and all cookware and utensils needed for daily use. A washing machine, drying rack, fast 100+ Mbps WiFi, Smart TV, and a dining table suitable for working are also available.
The property is professionally cleaned and prepared before every stay to ensure comfort, quality, and a seamless experience.
Guest access
We operate on self check-in and check-out, allowing you to come and go as you please.
Before arrival, you will receive access to our secure guest portal via Airbnb and email. This portal contains all essential information for your stay, including check-in instructions, property details, and house rules.
All guests are required to complete our pre check-in form through the guest portal before arrival. This includes providing the necessary details and agreeing to our terms. Access to the property will only be granted once this process has been completed.
Clear instructions are provided in advance to ensure a smooth, secure, and hassle-free check-in experience.

House Rules (Please Read Before Booking)
Thank you for considering our home. We enjoy hosting respectful guests and have put the following rules in place to keep the property clean, peaceful, and enjoyable for everyone, including our neighbours.
No parties or events
This property is not suitable for parties, gatherings, or events. Only registered guests included in the booking are permitted on-site.
If there is evidence of a party or unauthorised gathering, the booking may be terminated immediately, security may be contacted if necessary, and no refunds will apply. Any related costs or damages may be recovered via Airbnb.
Quiet hours after 8PM
Please keep noise to a minimum after 8PM. This is a residential area, and we aim to maintain a peaceful environment for all residents.
No smoking indoors (including vaping) – £1,000 charge
Smoking inside causes lasting odour and damage. If smoking is detected indoors, a £1,000 charge will be applied via Airbnb to cover deep cleaning and remediation.
Noise and air-quality monitoring
To help protect the property and neighbouring residents, we use noise and air-quality monitoring systems.
If excessive noise, smoking, or party-like activity is detected, we will contact you immediately and may be required to end the stay if the issue is not resolved.
Stays over 10 nights: additional housekeeping
For stays longer than 10 nights, additional housekeeping is required and comes with an extra fee.
If this fee is not paid, the booking may be shortened to a maximum of 10 nights.
Online check-in required
The lead guest must complete our secure pre check-in form, agree to the house terms, and provide a valid UK photo ID or passport prior to arrival.
Check-in and Check-out Policy
Early check-in (subject to availability and prior approval):
£30 per hour before the standard check-in time.
Late check-out (subject to availability and prior approval):
£30 per hour after 10AM.
All early check-ins and late check-outs must be agreed in advance. Unauthorised late check-outs may result in additional charges.
Security deposit or damage waiver
Guests are required to choose one of the following:
• A refundable security deposit of £500, or
• A non-refundable damage waiver of £80
Pets
Pets are welcome with a fee of £100 per pet per stay.
Maximum: two dogs or one cat.
