By booking this property, you agree to the following house rules.

Communication
Guests must respond to host messages within 4 hours when a booking request or question is sent. Failure to respond may result in the request being declined.

No Parties or Events
No parties, gatherings, or loud music. This home is intended for quiet stays only.
A nearby neighbor is a combat veteran with PTSD and is sensitive to noise.
Quiet hours are 10 PM to 7 AM per Garland County guidelines.

Guest Limit
Maximum 8 registered guests. All guests must be listed on the reservation.
No unregistered visitors without host approval.
Unauthorized guests may result in additional fees or cancellation.

Children
This home is not childproofed and has no child specific amenities.
Minors must be supervised at all times.

Pets
No animals allowed.
Unauthorized animals will result in a $250 cleaning fee.

Smoking and Vaping
No smoking or vaping inside the home or on the porches. Smoke travels into the new home from both areas.
The designated smoking area is the courtyard at the front of the property.
Please keep all smoking and vaping in that area only.
Dispose of all waste in the ashtray provided.

Safety, Security, and Property Access
Exterior security cameras monitor the front entrance, back entrance, and driveway. There are no cameras inside the property.​​​​​​​​​​​​​​​​
Do not cover, disconnect, or tamper with cameras, locks, or WiFi devices.
There is a locked owner closet on the property. Do not attempt to access this space.

The house and driveway are private property.
Do not enter or drive onto the property before your scheduled check in time.
Early drive ups, inspections, or attempts to access the property before check in are not permitted. Violations may result in cancellation without refund.

Guests must stay within the boundaries of this property only. Do not drive on or enter neighboring properties, driveways, or land.

Check In and Check Out
Check in after 4 PM.
Check out by 11 AM.
Early arrival or late departure requires prior written approval. Unauthorized early entry will be reported.

Damage or Maintenance
Report any damage or maintenance issues immediately so they can be addressed. Guests are responsible for damages.

Cleanliness Expectations
Wash any dishes used.
Bag and place trash in the outside bins.
The cleaning team handles linens and deep cleaning.

Parking
Use the designated driveway only.
Do not park in or enter neighboring driveways or property.
RVs and trailers require prior approval.

Other Notes
This is a newly built house. Please treat it with care and maintain quiet respect for the surrounding community.
This home is located in a rural setting where natural outdoor sounds, sights and smells are part of the environment. White noise machines are provided in each bedroom to help guests rest well.

Reservation constitutes agreement to all house rules listed in this listing and inside the property.
Violations of these rules may result in immediate removal and no refund.
