The flat is spacious, clean, and in an unbeatable location right in old town. Also perfect for anyone, like me, who's in Edinburgh because of the university. I saw previous reviews mostly complaining about the stairs. Fine, it's on the fourth floor, but I don't really see how that's such a big deal, I walked up the stairs. I guess I just had a backpack, if you plan to arrive with huge suitcases keep that in mind.
The building is a little run down, but don't let that affect you as you climb the stairs. The flat is perfectly fine.

A very nice, spacious apartment with two separate bright bedrooms and a living room. The beds were also very very comfortable!!! A separate kitchen and a comfortable bathroom. The apartment was clean, and there were plenty of large bath towels and smaller face towels available.
The apartment has a great location, within walking distance of all the main attractions.
Communication with the apartment owner was also very good.
The apartment is indeed on the 4th floor without a lift, but if you’re coming to explore Edinburgh, the Highlands, or Scotland in general — which is a hilly and mountainous country — it really shouldn’t bother you ;)

The flat offers big space for 3 ppl and the view is great also. Since location is also good, easy to walk to train station and downtown.
The flat is on 4th floor without lift. It wouldn't be a problem if you pack light.
