Conveniently located in the middle of the Tri-Cities, Tennessee: Bristol, Johnson City and Kingsport. Local attractions include the Bristol Motor Speedway, Hard Rock Casino, ETSU, the Cherokee National Forest and the Appalachian Trail.

The cabin unit is perfect for relaxation and/or adventuring. There’s ample parking for your vehicle, boat, or RV (no hookups are available), making it ideal for families, couples, or friends seeking to explore the wonders of Boone Lake and beyond.

Additional House Rules
- Access & Requirements: Guests receive a unique door code before arrival. All guests must be registered and must sign the Liability Waiver before check‑in.

- Times: Check‑in 3pm; check‑out 11am. Quiet hours 10pm–8am.

- Occupancy: Max 6 registered guests; no unregistered visitors allowed.

The cabin can sleep all maximum of 6 guests.
Base pricing is for the first 4 guests.
(Guest 5 and 6) Additional fee of $15 per guest per night

No parties, gatherings, smoking, vaping, or commercial use (including videos).

- Owners: Owners live in the adjacent quarters. Rental and owner areas are separated by locked double doors.

- Pets: No guest pets allowed. Owners have dogs/cats; their dogs are not friendly with other dogs.

- Floors: Hardwood throughout—avoid damage (no wet towels, careful with rolling luggage).

- Layout: 2‑bedroom, 1‑bath unit with kitchen and living room.

- Parking: Max 2 vehicles on the left side of driveway. RVs/trailers require prior approval; no hookups.

- Yard & Dogs: Fenced front yard is owners‑only. Owners’ dogs may bark; do not pet, feed, or encourage them out of the yard.

- Thermostat: Set to 68–72°. Ask host for adjustments. Keep windows closed when HVAC is running.

- Kitchen: Fully stocked basics. Limited spices. Coffee and filters provided. Do not open marked owner cabinets. Dispose of grease/solids in trash compactor.

- Water: Tap water is potable; fridge water/ice is filtered.

- Checkout: Put trash in compactor, rinse dishes and load dishwasher, empty fridge.

- Living Room: TV instructions on coffee table. Use coasters.

- Bedroom 2: Right closet side for guests. Deck access through double doors; keep drapes closed for privacy.

- Bathroom: Flush only provided toilet paper. All other items go in trash. Hang towels; place used towels in tub at checkout. Wipe shower windowsill after use. Use black towels for makeup.

- Deck: Shared with owners. Cushions stored in deck box—return after use. Do not leave out overnight or in rain. Propane heater allowed (ask before lighting). Pellet stove/firepit only with owner present. (wood and pellets not provided)

- Dock & Lake: No tying boats to dock. Upper dock level is shared. Owners’ boat is off‑limits. Kayaks available with required life vests (in dock box).

- Swimming: Swim at your own risk. Steps may be slippery. Stay inside dock boundary due to boat traffic. Flotation recommended. Guests hold owners harmless.

- Wildlife: Area includes deer, raccoons, foxes, coyotes, turtles, otters, snakes, and bears. Do not feed or approach wildlife. Keep trash secured.

- Bugs: Natural outdoor environment includes insects. Cabin is treated regularly. Keep doors closed to avoid bugs entering. Mosquitos present—bring spray. Winter “stink bugs” may appear; they are harmless.

- Children: Not suitable for children under 15; none allowed.

- Age Requirement: Booking guest must be 23+.

- BBQ: Propane grill available; light with provided lighter. Turn propane off after use.

- Mobility: Property has multiple steps and is not suitable for guests with mobility challenges.

- Lake Levels: Managed by TVA; see Boone Lake operating guide for current levels.

- Boat Launch: No on‑dock boat parking. Launch daily at Davis Marina (approx. $5/day).

- Travel Insurance: Recommended. No refunds outside agreed upon cancellation policy for unforeseen events.

- Security Cameras: Exterior cameras monitor driveway, walkway, and yard. No interior recording.

- Liability: Guests agree to hold owners harmless for any injury, loss, or damage related to use of the property, lake, or equipment.
