The Space:
Step inside to a grand living room with soaring ceilings, fireplace, and natural light flowing into the open dining area and chef’s kitchen with full island, walk-in pantry, and high-end appliances. The main level offers four bedrooms, including a luxurious primary suite with spa bath and direct yard access. Upstairs features a fifth bedroom, a private cinema room, and a balcony with outdoor seating. The backyard is perfect for entertaining with a pool, grill, and lounge space. A separate ADU by the pool provides extra privacy with its own kitchenette, living area, and bathroom.

Guest Access:
Guest will have access to the entire house including the ADU.

Getting Around:
The home is centrally located in Carthay Square with quick access to Beverly Hills, West Hollywood, and Mid-City. While many restaurants, shops, and attractions are a short drive away, we recommend having a car for convenience and to fully explore Los Angeles.

HOUSE RULES

We kindly ask that you review and respect the rules below to ensure a safe, enjoyable, and disturbance-free stay for both you and our neighbors.

NOISE & OCCUPANCY

-No parties, loud music, or gatherings of more than 10 people are permitted.

-Maximum occupancy of 10 people must be respected at all times.

-All noise and music must remain indoors and at a reasonable level between 9–10 PM.

-Pool area use is prohibited after 10 PM, and pool sliding doors must remain closed after 10 PM.

-Our neighbors are highly sensitive to disturbances. Complaints about loud music, entertaining, or excessive noise by the pool will not be tolerated.

Non-compliance with these rules or neighbor complaints will result in immediate eviction.

PETS & SMOKING

Pets are permitted only with prior approval from the host. A fee of $90 per day, per pet applies.

Smoking is strictly prohibited indoors. A $250 fine applies for indoor smoking. Outdoor smoking is allowed in designated areas only.

PROPERTY CARE & CHARGES

-Towels: $35 per towel

-Duvet covers: $200 per cover

-Sheets: $100 per sheet

Excessive mess requiring additional cleaning: $200 charge

Guests are expected to be transparent and honest about booking details.

The property is equipped with noise monitoring devices and security cameras for compliance.

POOL & MAINTENANCE

- Pool heating is available upon request at $90 per day. Please request in advance.

- Pool service occurs every Wednesday.

- Gardening service occurs every Monday.

DAMAGES

Please report any existing damages upon check-in to avoid being charged later.

We understand accidents happen. If you break or damage something, let us know immediately. Minor issues generally won’t result in charges. For significant damages, we’ll discuss the cost with you before departure to avoid misunderstandings.
