We had such a wonderful time at Hyacinth House and definitely want to return again in future. We had so much space (a group of 11 of us), every possible provision was provided, the place was spotless, well-equipped (and then some), had every additional luxury and was simply gorgeous. We especially loved the cinema room, and the top floor bedroom (number 5), which is significantly larger and fancier than the rest (so if you have e.g. a birthday celebration or a stag/hen weekend, that's where the celebrated person should go - we only had 2 of us stay in there, but there were beds set up for 3 and there could easily have been a bunch more - even the walk-in closet in that space is big enough to be a double bedroom in its own right), and the pictures, gorgeous as they are, don't quite do justice to the luxury feel of the place when you're in the space - even the carpet underfoot just feels high quality, with no corners cut to truly make the space feel supremely luxurious, which is rare for group accommodation/Air BnB type stays - especially for the great value of the price we booked for. We stayed for 3 nights, over the Easter Bank Holiday weekend, and whilst the area itself isn't necessarily exciting, Kings Norton is very central, so if you're not really leaving the property much (besides perhaps a trip to ALDI 4min away), it's a fantastic location - we had people travelling in from the SouthWest, Scotland, both East and West Midlands and even one flying in from Dublin, so the central location was great, with privacy and quiet but also access to decent takeaway delivery spots and supermarkets etc too.
The only thing that I want to note in this section is that if you want to have the hot tubs (as we did), there is a surcharge of £100 per hot tub per booking (so £200 for both of them), which wasn't shown anywhere we could see on the Booking dot com listing, and although the hosts did say apparently they do have it written somewhere on their end, it wasn't shown in any of the T's&C's/policy pages we could see (although apparently it is much clearer on their Air BnB listing for the same property). We opted to pay the £200 for both hot tubs, which are inflatable ones (so the only element of the stay that didn't feel as luxurious/supreme quality as the rest), and whilst they had got their outsourced hot tub person to come in and set them up for our stay (and assuring us that hot tubs are always completely refreshed and sanitised between each booking, for hygiene reasons), the tubs were a little under-inflated (which also meant you couldn't lean back to the edges without risking water spilling out), and they weren't especially consistent at staying "hot" instead of "warm tubs"(!) I think we would still book a hot tub again, because it's still a great treat to have, but we'd probably only book one instead of two, as we didn't use them anywhere near as much as anticipated/planned, and since these were an additional cost, it's worth considering how much you really want/need that added extra for your stay. There were additional extra services available that we didn't opt to pay for, such as having e.g. massage therapists, professional chefs or a fancy afternoon tea provision - I don't know how much this would have cost, as we didn't use those services, but the host was great at responding quickly and answering all of our questions in full, which is appreciated.
