Step into a space designed for comfort, relaxation, and effortless luxury. The villa’s outdoor patio features a spacious Jacuzzi for four, uniquely overlooking the living room—creating a truly special atmosphere for unwinding at any time of day.
Inside, you’ll find a large, inviting living room equipped with a sofa, coffee table, two comfortable armchairs, a pool table, and a 55-inch flat-screen TV with a wide selection of free satellite channels. A second, cozier living room offers a sofa that converts into a double bed, an armchair, and a curated library—perfect for quiet moments.
The modern kitchen is fully equipped with high-quality appliances, including a fridge with freezer, oven and hobs, microwave, Nespresso and filter coffee machines, toaster, and kettle. You’ll also find all necessary cookware, dishes, and thoughtful extras such as coffee, sugar, and a selection of fine Greek teas.
Enjoy meals together in the spacious dining area, where a large table comfortably seats up to 10 guests.
The villa features five beautifully appointed bedrooms:
• A master bedroom with a queen-size bed, anatomic mattress, walk-in closet, armchair, and a 46-inch TV
• A second bedroom with a king-size bed, large closet, armchair, and a 46-inch TV
• Two additional bedrooms with double beds and ample storage
• A fifth bedroom with a double bed, side storage, and a 32-inch TV
There are three full bathrooms:
• An ensuite master bathroom with a large hot tub, walk-in shower, toilet, and bidet
• A bathroom with a shower near the upper-floor bedrooms
• A third bathroom with a spacious shower on the lower level
For wellness and convenience, the villa also includes a private gym with a treadmill and exercise equipment, as well as parking for two cars.
Modern comforts are everywhere: high-speed Wi-Fi (+250 Mbps download / +50 Mbps upload), air conditioning in all bedrooms and main areas, ceiling fans in select rooms, and an instant hot water system for continuous use.
Your safety is fully covered with a security door, smoke and carbon monoxide detectors, fire extinguishers, and a first aid kit.
Outdoor spaces include a balcony and a courtyard, both furnished with comfortable seating—ideal for enjoying a glass of wine while watching the Athenian sunset.
A light breakfast is provided, including espresso and filter coffee, hot chocolate, Greek teas and herbs, chamomile, rusks, butter, and authentic Greek honey.

We can arrange your VIP transportation from and to the airport/port for you with our new luxury shuttle. This way, you will not have to deal with anything. Just sit back and enjoy your trip. We will prepare everything for you. Our associate will pick you up from the airport/port, take you to our home, carry your luggage inside and show you everything you need to know about our home.
You can also come very easily from the airport through Metro network (10€ fare). Thera is also a direct link through the Metro network from the port of Piraeus. The Metro is at 500 meters from the villa. If you decide to take a taxi you will need 40 minutes from/to the airport and 25 minutes from/to the port of Piraeus.
If you have a car then the National Highway is 3 kilometers away which offers easy access everywhere.

We enjoyed our stay very much and highly recommend Yannis’ villa. It was on a quiet street and yet in a great location for exploring Athens and walking to the Acropolis and restaurants. The villa was extremely clean and spacious, with bedrooms on three different floors. The library room was cool and even had a selection of CDs. It was an extra space to hang out in and could also be accessed by a staircase in the basement bedroom so it made for a nice private space for those in that room. Yannis was very responsive and his associate met us at the house at 7 am since our flight arrived early that morning and we had booked it for the night before so we could sleep right away. There was a gated (locked) parking area for two cars. It had other fun amenities like a jacuzzi in a room that the door could close, as well as a pool table. The privacy shutters were great and they automatically closed in all rooms when leaving the house and setting the alarm. It was a nice touch to leave us a bottle of wine too. We would definitely stay again.

It is a lovely house and very comfortable. The check in process was smooth. Communication was easy and responsive. Everything worked. The kitchen was not super well equipped. No knives for food prep for example. This was a challenge as we had planned a few working meals. What I didn’t like was that the surveillance camera in the courtyard was used to monitor us. When we had guests I received a call from the owner asking who these other people were. And he had counted. I did not know of the requirement to report the coming and going of people. We had received their T’s and C!s only an hour before arrival. Would have been better sent on booking. We ended up having a fifth person (shared a bed) on some nights and on others were down to 3 and 2. I was asked to pay an additional security deposit and an added thousand euros for the extra person or we would be thrown out. I did not like the aggressive tone of the owner. VRBO did say I had to and that it is at the owner’s discretion. I await my refund on added security deposit.
